SUBSTITUTED TRUSTEE'S NOTICE OF SALE

COUNTY OF JACKSON
WHEREAS, on the 14th day of October, 2022, Christopher Zarley and Coleen Zarley, husband and wife, executed and delivered a certain Deed of Trust unto Old Republic National Title Insurance Company, Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for Mortgage Research Center, LLC dba Veterans United Home Loans, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Jackson County, Mississippi in Book 3947 at Page 595 Instrument# 202223698; and
WHEREAS, Christopher Zarley and Coleen Zarley, husband and wife is also known as Coleen M. Zarley per the land records of Jackson County, Mississippi; and
WHEREAS, on the 17th day of September, 2025, Mortgage Electronic Registration Systems, Inc. ("MERS"), as beneficiary, as nominee for Mortgage Research Center, LLC dba Veterans United Home Loans, assigned said Deed of Trust unto PennyMac Loan Services, LLC, by instrument recorded in the office of the aforesaid Chancery Clerk in Book 4183 at Page 857 Instrument# 202518662; and
WHEREAS, on the 22nd day of October, 2025 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Book 4193 at Page 693 Instrument# 202521049; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 7th day of January, 2026, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the main front door of the Circuit Court Building, City of Pascagoula, Jackson County, MS, 3104 Magnolia at Pascagoula, Mississippi, for cash to the highest bidder, the following described land and property situated in Jackson County, Mississippi, to-wit:
That certain tract or parcel of land in Lot 3 of the Andrew Cunningham Subdivision of record in Surveyor's Record Book 1, Page 230 in Section 35, Township 6 South, Range 6 West, Jackson County, Mississippi, more particularly described as follows, to-wit:
COMMENCING at the Southwest corner of Lot 2 of said Andrew Cunningham Subdivision and run South 21 degrees East along the East margin of State Highway 63 a distance of 162 feet, more or less to the North margin of C. L. Ehler's land; thence run in a Northeasterly direction along the North side of said roadway a distance of 266 feet; more or less, to the East line of property acquired by the undersigned, described more particularly in Book 155, Page 411 of the Land Deed Records of Jackson County, Mississippi, thence run North a distance of 65 feet, more or less, to the Northeast corner of the property of the Grantors referred to above; and thence Westerly a distance of 280 feet to the point of beginning.
I will only convey such title as is vested in me as Substitute Trustee.
