NOTICE OF SUBSTITUTE TRUSTEE'S SALE WHEREAS, on February 27, 2008, GEORGE LEON SAULS and wife, TRUDY SAULS, executed and delivered a Deed of Trust to Charliene Roemer, Trustee for HABITAT FOR HUMANITY OF THE MISSISSIPPI GULF COAST, INC., which is recorded as Instrument No. 2008-3336-T-J1 in the Office of the Chancery Clerk of the First Judicial District of Harrison County, Mississippi; and WHEREAS, HABITAT FOR HUMANITY OF THE MISSISSIPPI GULF COAST, INC. appointed G. Martin Warren, Jr. as Substitute Trustee by instrument dated November 11, 2025, and recorded as Instrument No. 2025-24576-T-J1 in the aforesaid Chancery Clerk's office; and WHEREAS, default having been made in the payment of the indebtedness secured by said Deed of Trust, which default has continued for a period of time necessary for the holder to declare the entire unpaid balance immediately due and payable, and HABITAT FOR HUMANITY OF THE MISSISSIPPI GULF COAST, INC., the holder of the Deed of Trust as aforesaid, having requested the undersigned Substitute Trustee so to do, I will on the 15th day of December, 2025, offer for sale at public outcry and sell during the legal hours, being between the hours of 11:00 o'clock a.m. and 4:00 o'clock p.m., at the East main door of the Harrison County Courthouse, Gulfport, Mississippi, for cash to the highest and best bidder, the following described land and property lying and being situated in the County of Harrison, State of Mississippi, and more particularly described as follows, to-wit: A parcel of land being situated in the NW 1/4 of the SE 1/4, Section 24, Township 5 South, Range 12 West, Harrison County, MS, and being more particularly described as follows: Commencing at a found iron rod at the NE corner of the NW 1/4 of the SE 1/4, said section; thence run South 00 degrees 15 minutes, 20 seconds West 667.65 feet to a found iron road; thence run North 89 degrees 46 minutes 58 seconds West 338.70 feet to a set iron rod and being the Point of Beginning; thence continue North 89 degrees 46 minutes 58 seconds West 328.75 feet to a found iron rod; thence run North 00 degrees 17 minutes 14 seconds East 265.00 feet to a set iron rod; thence run South 89 degrees 46 minutes 58 seconds East 328.75 feet to a set iron rod; thence run South 00 degrees 17 minutes 14 seconds West 265.00 feet back to the Point of Beginning. Together with a 15 foot access easement contained in a warranty deed dated February 25, 2000 and recorded in Deed Book 1485 at page 327 in the office of the Chancery Clerk of Harrison County, Mississippi, First Judicial District.
