Whereas, on 8/24/2023, Yong Bailey, A Married Woman, executed a certain deed of trust to The Casano Law Firm, PA, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc., As Beneficiary, As Nominee For Draper And Kramer Mortgage Corp, Its Successors And Assigns, which Deed of Trust is of record in the office of the Chancery Clerk of Harrison County, Second Judicial District, State of Mississippi as Instrument No 2023-0005191-T-J2; and Whereas, said Deed of Trust was transferred and assigned Freedom Mortgage Corporation and recorded 9/10/2025 as Instrument No. 2025-0006455-T-J2; and Whereas, Freedom Mortgage Corporation has heretofore substituted Nestor Solutions, LLC, as Trustee by Instrument recorded on 11/3/2025 in the aforesaid Chancery Clerk's Office as Instrument No. 2025-0007711-T-J2, and Whereas, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, Freedom Mortgage Corporation, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale. Now, Therefore, Nestor Solutions, LLC, Substituted Trustee in said Deed of Trust, will on 12/16/2025 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the County Courthouse of Harrison County, Mississippi, located at South Front Door of the Harrison County Courthouse (2nd Judicial District), 730 Dr. Martin Luther King Jr. Boulevard, Biloxi, MS 39530, to the highest and best bidder for cash the following described property situated in the Second Judicial District of Harrison County, State of Mississippi, to-wit: Lot 12, Block D, Sunkist Manor Subdivision according to the official map or plat thereof and of record in the Office of the Chancery Clerk of Harrison County, Mississippi, Second Judicial District. Less and Except: A parcel of land containing 126 Sq. Ft. more or less being a part of Lot 12, Block "D", Sunkist Manor Subdivision, according to a map or plat thereof on file and of record in the Office of the Chancery Clerk of Harrison County, Mississippi in Plat Book 26, at Page 1, and being more particularly described as follows to wit: Beginning at the Southwest corner of Lot 12, Block "D", Sunkist Manor Subdivision run thence North 48 degrees 12 minutes 57 seconds East and along the Westerly right of way line of Popp's Ferry Road, as now laid out and in use, for a distance of 95.00 feet to the Northwest corner of said Lot 12; run thence South 41 degrees 46 minutes 49 seconds East and along the North line of said Lot 12 for a distance of 1.38 feet; run thence South 46 degrees 17 minutes 13 seconds West for a distance of 95.00 feet to a point on the South line of said Lot 12; run thence North 41 degrees 46 minutes 51 seconds West and along the South line of said Lot 12 for a distance of 1.26 feet back to the POINT OF BEGINNING of the above described parcel of land.
