NOTICE OF SUBSTITUTE TRUSTEE'S SALE OF LAND STATE OF MISSISSIPPI COUNTY OF JACKSON NOTICE OF SUBSTITUTE TRUSTEE'S SALE OF LAND WHEREAS, under date of September 27, 2019, there was executed by Hillard Jerome Williams, as Grantor, to Donald G. Griffin as Trustee for Community Bank of Mississippi as Beneficiary, a certain Deed of Trust conveying real property situated in Jackson County, Mississippi, which Deed of Trust secures an indebtedness therein described as well as any additional and future advances and which Deed of Trust is of record in the office of the Chancery Clerk of Jackson County, Mississippi, in Land Deed of Trust Book 3618 at Page 466; and WHEREAS, Community Bank of Mississippi substituted David A. Wheeler as Substitute Trustee in place and stead of Donald G. Griffin as was their right to do under the terms of said Deed of Trust. Said Substitution of Trustee being dated March 13, 2024 and filed for record in the office of the Chancery Clerk of Jackson County, Mississippi and recorded in Deed of Trust Book 4055 at Pages 637-640 ; and WHEREAS, under date of May 23, 2025, there was executed by Hillard Jerome Williams, as Grantor to Community Bank of Mississippi, Beneficiary, a Modification of Deed of Trust recorded in the office of the Chancery Clerk of Jackson County, Mississippi in Land Deed of Trust 4154 at Page 225; and WHEREAS, default having been made in the terms and conditions of the said Deed of Trust and the entire debt secured having been disclosed and payable in accordance of the terms of said Deed of Trust, and the legal holder of said indebtedness, Community Bank of Mississippi having requested the undersigned Substitute Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust for the purpose of raising the sums due thereunder together with attorney's fees and expenses of sale; NOW, THEREFORE, the undersigned Substitute Trustee, pursuant to such authority and the request so made does hereby give notice that he will sell during the legal hours (between the hours of 11:00 a.m. and 4:00 p.m.) on the 4th day of December 2025 at the front door of the Jackson County Courthouse in Pascagoula, Mississippi, for cash to the highest and best bidder, the following described land and property being located and situated in Jackson County, Mississippi, and being more particularly described as follows, to-wit: That certain tract, piece or parcel of property located and situated in the Northwest Quarter of the Northwest Quarter, Section 28, Township 7 South, Range 5 West, Jackson County, Mississippi and being more particularly described as follows, to-wit: Commencing at the Northwest corner of the intersection of Myrtle Street and Kreole Avenue, as the same are platted on the Plat of the Kreole Addition recorded in Official Plat Book 1, Page 40, now on file in the Office of the Chancery Clerk of Jackson County, Mississippi; thence run North 5 degrees 54 minutes East a distance of 364.3 feet to the Northeast of the intersection of Kreole Avenue and a public road, the POINT OF BEGINNING. Thence from said Point of Beginning, run south 89 degrees 50 minutes East a distance of 154.5 feet; thence North 0 degrees 36 minutes East a distance of 117.0 feet; thence North 88 degrees 39 minutes West a distance of 50 feet; thence South 1 degree 19 minutes West a distance of 46.0 feet; thence North 89 degrees 31 minutes West a distance of 104.2 feet to the East margin of Kreole Avenue; thence South 0 degrees 10 minutes East along said East margin of Kreole Avenue 72.8 feet to the Point of Beginning, LESS AND EXCEPT: Commencing at the Northwest corner of the intersection of Myrtle Street (now know as Ivory Street) and Kreole Avenue, as illustrated on the Plat of Kreole Addition recorded in Plat Book 1, Page 40, now on file in the Office of the Chancery Clerk of Jackson County, Mississippi; thence run North 5 degrees 54 minutes East a distance of 364.3 feet to the Northeast corner of the intersection of Kreole Avenue and Switzer Street, said Northeast corner being the POINT OF BEGINNING and the Southwest corner of the parcel described herein; thence run North 0 degrees 10 minutes West, along the East margin of Kreole Avenue a distance of 72.8 feet, more or less, to the Northwest corner of the Hancock Bank property per Deed Book 846, Pages 404- 405 and to the Southwest corner of property of Lillian Hedgepeth per Deed book 453, Page 429; thence run South 89 degrees 31 minutes East along the North line of said Hancock Bank property and the South line of said Hedgepeth property, a distance of 5.9 feet to the Northeast corner of the right-of-way parcel described herein; thence run South 1 degree 34 minutes 57 seconds East a distance of 72.8 feet, more or less, to a point on the North margin of Switzer Street, said North margin also being the South line of said Hancock Bank property; thence run North 89 degrees 50 minutes West along the South line of said Hancock Bank property and the North margin of Switzer Street a distance of 7.7 feet, more or less, to the Point of Beginning. Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee. WITNESS MY SIGNATURE, this the 27th of October, 2025.
