SUBSTITUTED TRUSTEE'S NOTICE OF SALE STATE OF MISSISSIPPI COUNTY OF HARRISON FIRST JUDICIAL DISTRICT SUBSTITUTED TRUSTEE'S NOTICE OF SALE WHEREAS on June 14,2010 , Ricky A. Morgan executed a deed of trust in favor of MERS, Beneficiary, Lender Hancock Bank, and Joy Lambert Phillips, Trustee, which deed of trust was recorded in the records of mortgages and deeds of trust on land in the office of the Chancery Clerk for Harrison County, Mississippi, First Judicial District as instrument number 2010 6215 T-J1 with respect to real property located in Harrison County commonly known as 21551 Crown Road, Gulfport, MS 39503 and more particularly described herein below and; WHEREAS, Hancock Whitney Bank, formerly known as Hancock Bank, the present owner and holder of the above-described Deed of Trust, has heretofore substituted William P. Wessler as trustee in said deed of trust by instrument dated October 14, 2025 and recorded in the aforesaid Chancery Clerk's Office on October 15, 2025 as instrument number 2025-0022878 T-J1; and Whereas MERS assigned all of its right, title and interest in said deed of trust to Hancock Whitney Bank by instrument dated October 14, 2025 and also recorded in said Chancery Clerk's office; and WHEREAS, default having been made in the terms and conditions of said Deed of Trust, and the entire debt secured thereby having been declared due and payable in accordance with the terms of said Deed of Trust, Hancock Whitney Bank, f/k/a Hancock Bank,the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust and for the purpose of raising the sums due thereunder, together with attorney's fees, Trustee's fees and expenses of sale; NOW, THEREFORE, I, William P. Wessler, Substituted Trustee in said Deed of Trust will on TUESDAY, NOVEMBER 18, 2025 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.) at the East main front door of the county courthouse for Harrison County, First Judicial District in Gulfport, Mississippi, to the highest and best bidder for cash the real property being situated in the First Judicial District of Harrison County, Mississippi, and being more particularly described as follows, to-wit: A parcel of land situated and being located in the NW 1/4 of Section 4, and the E ½ of the NE 1/4 of Section 5, Township 7 South, Range 12 West, First Judicial District of Harrison County, Mississippi; and being more particularly described as follows: Commence at the southwest corner of the SW 1/4 of the NW 1/4 of said Section 4; thence N 00 degrees 27' W 350.0 feet to the Point of Beginning; thence N 54 degrees 15'50"W 71.60 feet; thence N 35 degrees 00' E 872.35 feet to the southwest margin of a county roadway, said roadway having a right-of-way distance of 40 feet; thence the following two courses along the southwest margin of said county roadway, S 52 degrees 32' E 50.72 feet, S 54 degrees 30' E 126.6 feet; thence S 35 degrees 00' W 829.7 feet; thence N 75 degrees 52' W 113.08 feet to the said Point of Beginning. Said parcel of land contains 3.49 acres, more or less. Said parcel of land being subject to a 5 feet roadway and utility easement adjacent to the southwest margin of said county roadway. The above described property is subject to the restrictive covenants which are recorded in Deed Book 1013 at Pages 251-252 of the records of the Chancery Clerk of the First Judicial District of Harrison County, Mississippi.
