SUBSTITUTE TRUSTEE'S NOTICE OF SALE WHEREAS, on the October 29, 2021, Karissa D Courtney, executed a Deed of Trust to Pilger Title Co. - Gautier, MS - Delta Goss, Trustee for the use and benefit of Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Cardinal Financial Company, Limited Partnership, its successors and assigns, which Deed of Trust is on file and of record in the office of the Chancery Clerk of Jackson County, Mississippi, in Deed of Trust November 4, 2021, in Book No. 3849, at Page 458 thereof; WHEREAS, said Deed of Trust was ultimately assigned to Data Mortgage, Inc. DBA Essex Mortgage by assignment on file and of record in the office of the Chancery Clerk of Jackson County, Mississippi, in October 19, 2022, in Book No. 3947, at Page 502 thereof; and WHEREAS, the legal holder of the said Deed of Trust and the note secured thereby, substituted Foundation Legal Group, LLP fka Wilson & Associates, PLLC, as Trustee therein, as authorized by the terms thereof, by instrument recorded in the office of the aforesaid Chancery Clerk in September 3, 2025, in Book No. 4180, at Page 206 thereof; and WHEREAS, default having been made in the performance of the conditions and stipulations as set forth by said Deed of Trust, and having been requested by the legal holder of the indebtedness secured and described by said Deed of Trust so to do, notice is hereby given that Foundation Legal Group, LLP fka Wilson & Associates, PLLC, Substitute Trustee, by virtue of the authority conferred upon me in said Deed of Trust, will offer for sale and will sell at public sale and outcry to the highest and best bidder for certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee, during the legal hours (between the hours of 11 o'clock a.m. and 4 o'clock p.m.) at the main front door of the Circuit Court Building, City of Pascagoula, Jackson County, MS, on November 12, 2025, the following described land and property being the same land and property described in said Deed of Trust, situated in Jackson County, State of Mississippi, to-wit: Lot 236 and part of Lot 235, Jackson Park Subdivision, 2 d Addition, in the City of Moss Point in Section 31, Township 7 South, Range 5 West, Jackson County, Mississippi, as per plat thereof recorded in Plat Book 13, Pages 21 and 22, more particularly described as follows, to-wit: Beginning at the Northeast corner of Lot 236; Jackson Park Subdivision and run thence South 37 degrees 26' East 64.67 feet; thence South 29 degrees 42' 19" West 135.69 feet to the East margin of Hopewood Drive; thence North 37 degrees 26' 30" West along the East margin of Hopewood Drive 95,75 feet; thence North 42 degrees 45' East 126.90 feet to the Point of Beginning, Parcel ID: 21476236.000&21476235.000 Title to the above described property is believed to be good, but I will convey only such title as is vested in the aforementioned Substitute Trustee.
