NOTICE OF SUBSTITUTED TRUSTEE'S SALE OF LAND
WHEREAS, Tia Saucier Pederson, executed that certain Deed of Trust to Andrew Marion, as Trustee for Jane Stanley, Beneficiary, which Deed of Trust is dated and recorded on June 29, 2018, in Deed of Trust Book as Instrument No. 2018-5546-T-J1, thereof, in the Records of Mortgages and Deeds of Trust on Land in the office of the Chancery Clerk of Harrison County, Mississippi; and; WHEREAS, the said Deed of Trust covers the following described land and property situated in Harrison County, State of Mississippi, and more particularly described as follows, to-wit: Lots 1 to 6 inclusive, Block 8, HEWES ADDITION, City of Gulfport, First Judicial District of Harrison County, Mississippi. Parcel # 0911C-01-189.000. Also: The South 88 feet of Lots Forty-Five (45), Forty-Six (46), Forty-Seven (47) and Forty- Eight (48), Block 8, HEWES ADDITION, City of Gulfport, First Judicial District of Harrison County, Mississippi. Parcel # 0911C-01-168.001. WHEREAS, said Deed of Trust was assigned by Jane Ann Stanley unto the Honeybird Revocable Living Trust in the Assignment of Deed of Trust dated July 20, 2018 and filed December 7, 2018, in Deeds of Trust Book as Instrument No. 2018-10421-T-J1, thereof, in the Records of Mortgages and Deeds of Trust on Land in the office of the Chancery Clerk of Harrison County, Mississippi; and WHEREAS, said Deed of Trust was assigned by Maxwell Corbin Peck, Jr. and Jane Ann Stanley, acting in their capacity as Co-Trustees of the Honeybird Revocable Living Trust, an inter vivos trust established on the 28th day of December 2015 unto David Trautenberg in the Assignment of Deed of Trust dated August 1, 2025 and filed on August 5, 2025, in Deeds of Trust Book as Instrument No. 2025-16704-T-J1, thereof, in the Records of Mortgages and Deeds of Trust on Land in the office of the Chancery Clerk of Harrison County, Mississippi; and WHEREAS, the said Deed of Trust authorized the appointment and substitution of another Trustee in the place of the Trustee named in said Deed of Trust, and David Trautenberg, appointed and substituted MARK C. ORGLER, as Substitute Trustee therein in the place of Andrew Marion, Trustee by Substitution of Trustee dated August 19, 2025, as Instrument No. 2025-18271-T-J1, in the Office of the Chancery Clerk aforesaid, as was its right to do under the terms and conditions of said Deed of Trust; and WHEREAS, default has been made in the terms and conditions of the said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms and conditions of said Deed of Trust, and the legal holder of said indebtedness, David Trautenberg, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms and conditions of said Deed of Trust for the purpose of raising sums due thereunder, together with the attorney's fees and expenses of sale. NOW THEREFORE, the undersigned Substituted Trustee pursuant to such authority and at the request so made, does hereby give notice that he will sell during the legal hours (between the hours of 11:00 o'clock A.M. and 4:00 o'clock P.M.) on the 2nd day of October, 2025, at the East front door, 1801 23rd Avenue of the County Courthouse for Harrison County, First Judicial District, Mississippi, City of Gulfport, Mississippi, to the highest and best bidder for cash, the above described land and property. TITLE TO THE ABOVE described land and property is believed to be good, but I will convey only such title as is vested in me as such Substitute Trustee.
