SUBSTITUTED TRUSTEE'S NOTICE OF SALE WHEREAS, on October 6, 2000, Zinnie Turner and James E. Turner executed a certain deed of trust to Robert Frappier, Trustee for the benefit of HomeGold, Inc. which deed of trust is of record in the office of the Chancery Clerk of Harrison County, State of Mississippi in Book 2148 at Page 388 Instrument No. 2000 16031 T; and WHEREAS, LLG MS LLC has heretofore been substituted as Trustee by instrument dated August 5, 2025 and recorded in the aforesaid Chancery Clerk's Office in Instrument 2025-0017598-G-J1; and WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, U.S. Bank Trust Company, National Association, not in its individual capacity but solely in its capacity as Indenture Trustee of CIM Trust 2025-NR1, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale. NOW, THEREFORE, I, LLG MS LLC, Substituted Trustee in said deed of trust, will on September 30, 2025 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the East Main Door of the County Courthouse of Harrison County, located at 1801 23rd Avenue, Gulfport, MS 39501, to the highest and best bidder for cash or certified funds the following described property situated in Harrison County, State of Mississippi, to-wit: Lot 74 as shown on a survey by Joseph L. Brown, Jr. registered Engineer, for Forest Heights Subdivision dated April 16, 1968, and recorded in plat book no 26, at page 23, in the office of the Clerk of Court of the CHancery Court, Harrison County, First Judicail District, Mississippi, and located at 74 Holly Circle, Gulfport, Mississippi. This being the same property conveyed by The Mississippi Regional Housing Authority No. VIII to James E. Turner and Zinnie Turner, dated 11/30/87, and recorded in the office of the Clerk of Court of Harrison County. I WILL CONVEY only such title as vested in me as Substituted Trustee.
