NOTICE OF APPLICATION FOR A MAJOR (ZONING) VARIANCE
Notice is hereby given that on 12/23/2025, Paul and Raquel Junker applied for a Major (zoning) Variance under case number VAR-MAJ2025-00007 to construct a single-family home on a currently undeveloped lot at 556 Heron Point Lane. Due to site constraints, the owners are requesting a variance to reduce the setback from an access easement located on the northeast edge of their property from the required 5-foot setback to a Ø foot setback to an easement which is 30 feet from the north property line. The easement appears to be unused and contains steep slopes. The property has access from Chuckanut Drive via private easement (Heron Point Lane). The application was determined complete on January 20, 2026, indicating that all submittal requirements were met. The subject property is located at 556 Heron Point Lane, within Section 25 Township 37 North, Range 25 East of W.M. Assessor's parcel number: 3702253431760000. The application will be reviewed under the Official Whatcom County Zoning and Critical Areas Ordinances, as well as reviews by Whatcom County Planning and Development Services (Fire Marshal's Office, Natural Resources and Planning), Public Works Engineering and Health Department. Any person may submit written comments to Craig Ostrom, the above address or at costrom@whatcomcounty.us, within 14 days of the publication of this notice. Written comments must be received by March 4, 2026. Any person has the right to receive notice of and participate in any hearings, request a copy of the decision once made, and to appeal a decision when allowed by law.
