Notice is hereby given that a public hearing will be held before the Zoning Board of Appeals of St. Clair County, Illinois, on Tuesday, August 4, 2026 at 6:15 P.M. in the County Board Room, 5th Floor, St. Clair County Building, #10 Public Square, Belleville, Illinois, at which time and place the Board will consider the proposed variation to the County Zoning Ordinance as follows:
To consider a request for an Area/Bulk Variance to allow the construction of four Self-Storage Buildings 10.1 ft. from the front property line instead of the 75 ft. required and one Self-Storage Building 8 ft. from the principal building instead of the 10 ft. required in a "B-2" General Business Zone District, on the following described property: Pt of Lots 7 & 8 in the SE 1/4 of Section 13, T. 1 N., R. 9 W., of the 3rd P.M., St. Clair County, Illinois containing 1.54-acres more or less. (PIN #07-13.0-400-073)
Which is known as 5921 Gateway Industrial Drive, Belleville, Illinois, in Stookey Township.
Said request was made by Donald & Claire Mueller TR, 3308 Rand Lane, Swansea, Illinois, Owners and Lucky Break Investments, LLC (Jeffrey Timmermann), 6213 Erie Station Road, Belleville, Illinois, Applicant.
