YOU ARE HEREBY NOTIFIED that a civil complaint has been filed against you by Plaintiff, RITA F. McPETERS, in the Superior Court of California, County of Fresno, in the action entitled Rita F. McPeters v. The Estate of Shirley J. Epperson, et al., Case No. 25CECG01423. This action seeks, among other relief, to quiet title to, and for adverse possession and declaratory relief concerning, certain real property situated in the County of Fresno, State of California.
Pursuant to Code of Civil Procedure section 763.020(c) and the Court's Order for Service by Publication, the real property that is the subject of this action is particularly described as follows:
Commonly known as (Street Address): 116 W. North Ave, Fresno, CA 93706
Legal Description: The East half of the South half of Lot 135 of FRESNO COLONY, according to the map thereof recorded in Book 2 Page 8 of Plats, in the Office of the County Recorder of said County; EXCEPTING THEREFROM the West 201 feet thereof; ALSO EXCEPTING THEREFROM the North half thereof, except the West 201 feet. The property's common street address is 116 W. North Ave, Fresno, CA 93706, and its Assessor's Parcel Number is 328-150-13. If a legal description of the property is given, the validity of this publication is not affected by any error in, or omission of, the street address or other common designation. (Code Civ.
