COMMUNITY ZONING APPEALS BOARD 2 will hold a Public Hearing on the following zoning applications on December 4, 2025, at 7:00p.m. at Highland Oaks Park, 20300 NE 24 Avenue, Miami, Fl.

I. Selection of Chair and Vice-Chair
APPLICANT: ALEX AND CHRISTINA DUENAS Z2025000118 The application is to allow an oversized recreational vehicle (RV), which is larger than permitted, to be parked on a single-family residential lot and to be located closer to the side street than required by Code. Additionally, the application seeks to allow an existing detached shed structure to be located closer to the rear and interior side property lines than required by Code.
(1) NON-USE VARIANCE to permit a recreational vehicle (RV) on a single-family residential lot that is 40’ long (maximum 30’ long permitted) and 11’-4” high (maximum 10’ high permitted).
(2) NON-USE VARIANCE to permit the recreational vehicle (RV) to setback a minimum of 8.5’ (15’ required) from the side street (west) property line.
(3) NON-USE VARIANCE to permit an existing detached shed to setback 1’ (5’ required) from the rear (north) property line, and to setback 1’ (7.5’ required) from the interior side (east) property line.
Plans are on file and may be examined in the Department of Regulatory and Economic Resources, entitled “Zoning Hearing to legalize RV and Shed”, as prepared by Unknown, dated stamped received 6/27/2025, consisting of a total of 5 sheets. Plans may be modified at public hearing.
