SUBSTITUTE TRUSTEE'S NOTICE OF SALE WHEREAS, on October 20, 2022, Celeste Eddy, And Terry Eddy executed a deed of trust for the benefit of Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Mortgage Research Center, LLC dba Veterans United Home Loans., its successors and assigns, which deed of trust was recorded on October 28, 2022, as Instrument No. 202224368, in Book 3950, Page 24, in the office of the Chancery Clerk of Jackson County, Mississippi; Said Deed of Trust was last sold, assigned and transferred to Mortgage Research Center, LLC d/b/a Veterans United Home Loans, a Missouri Limited Liability Company by assignment recorded in Book 4156, Page 124 in the office of the Chancery Clerk of Jackson County, Mississippi. WHEREAS, the holder of the deed of trust at the time of the substitution substituted McCalla Raymer Leibert Pierce, LLP as Trustee, as authorized by the terms thereof, by instrument recorded July 8, 2025 and spread at large upon the records in the office of the aforesaid Chancery Clerk as Instrument No. 202512459 in Book 4164, Page 751 prior to the posting and publication of this notice; and WHEREAS, default having been made in the terms and conditions of the deed of trust, and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of the deed of trust, and the legal holder of said indebtedness, Mortgage Research Center, LLC d/b/a Veterans United Home Loans, a Missouri Limited Liability Company, has requested the undersigned Substitute Trustee to execute the trust and sell said land, property and improvements in accordance with the terms of the deed of trust for the purpose of raising the sums due thereunder, together with attorney's fees, Substitute Trustee's fees and expenses of sale; THEREFORE, on December 3, 2025, the undersigned Substitute Trustee in the deed of trust, will offer for sale at public outcry and sell to the highest bidder for cash, within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.) at the front door of the Jackson County Courthouse at 3104 Magnolia Street, Pascagoula, Mississippi, the following described land, property and improvements lying and being situate in Jackson County, Mississippi, to-wit: A portion of Lot 4, Square 3, Valentine Delmas Heirs Subdivision, Jackson County, Mississippi, as recorded in Plat Book 1, Page 23, Office of the Chancery Clerk, Jackson County, Mississippi, in the City of Pascagoula in Claim Section 5, Township 8 South, Range 6 West, Jackson County, Mississippi, being more particularly described as : Commencing at the Northeast corner of Lot 3, Square 3; thence North 80° 25' 38" West 482.09 feet; thence South 8°38' West 13.15 feet; thence South 81° 59' 48" East along the South right-of-way of Herrick Avenue 63.09 feet to the Point of Beginning; thence South 81° 59' 48" East along the South right-of-way of Herrick Avenue 44.07 feet; thence South 10° 05' 32" West 142.78 feet; thence North 57° 04' 40" West 47.78 feet; thence North 10° 05' 32" East 122.64 feet to the Point of Beginning. This being part of the same land as conveyed to Charles F. Green by Warranty Deed dated August 15, 2002, recorded in Deed Book 1279, Pages 346-348, Land Deed Records of Jackson County, Mississippi. Also being the same land as surveyed by Lewis Aldred, Jr., P.L.S., dated November 17, 2002. I WILL CONVEY only such title as is vested in the Substitute Trustee.
