NOTICE OF SUBSTITUTE TRUSTEE'S SALE
STATE OF MISSISSIPPI, COUNTY OF HARRISON

WHEREAS, on December 30, 2022, JOHN TYLER PATRICK, A MARRIED MAN executed a Promissory Note payable to the order of Mortgage Electronic Registration Systems, Inc. ("MERS"), as beneficiary, as nominee for CMG MORTGAGE, INC. DBA CMG HOME LOANS, its successors and assigns.
WHEREAS, the aforesaid Promissory Note was secured by a Deed of Trust dated December 30, 2022, executed by JOHN TYLER PATRICK, A MARRIED MAN and recorded in Book 0, at Page 0 - and as Instrument No 2023-0000104-T-J2 - of the records of the Chancery Clerk of Harrison County, Mississippi; and which aforesaid Instrument conveys to KRAUSE TITLE COMPANY, Trustee and to Mortgage Electronic Registration Systems, Inc. ("MERS"), as beneficiary, as nominee for CMG MORTGAGE, INC. DBA CMG HOME LOANS, its successors and assigns, as Beneficiary, the hereinafter described property; and
WHEREAS, Mortgage Electronic Registration Systems, Inc. ("MERS"), as beneficiary, as nominee for CMG MORTGAGE, INC. DBA CMG HOME LOANS, its successors and assigns
assigned said Deed of Trust to CMG MORTGAGE, INC. via an instrument dated July 22, 2024 and recorded in Book 0, Page 0 - and as Instrument No. 2024-0004348-T-J2 - in the office of the Chancery Clerk of Harrison County, Mississippi; and
WHEREAS, CMG MORTGAGE, INC. assigned said Deed of Trust to Lakeview Loan Servicing, LLC via an instrument dated April 28, 2025 and recorded in Book 0, Page 0 - and as Instrument No. 2025-0002641-T-J2 - in the office of the Chancery Clerk of Harrison County, Mississippi; and
WHEREAS, Lakeview Loan Servicing, LLC appointed MARINOSCI LAW GROUP, P.C. as Substitute Trustee in the place of the afore-mentioned original Trustee via an instrument dated August 28, 2025 and recorded in Book 0, Page 0 of the records of the Chancery Clerk of Harrison County, Mississippi; and
WHEREAS, default having occurred under the terms and conditions of said promissory note and Deed of Trust and the holder having declared the entire balance due and payable; and
WHEREAS, Marinosci Law Group, P.C., the Substituted Trustee in said Deed of Trust will on December 9, 2025, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at the South Front Door, located at Harrison County Courthouse (2nd Judicial District), 730 Dr. Martin Luther King Jr. Boulevard, Biloxi, MS 39530, the following described property located and situated in Harrison County, Mississippi, to wit:
LOT 125, PALM RIDGE ESTATES, PHASE II, A SUBDIVISION ACCORDING TO THE OFFICIAL MAP OR PLAT ON FILE AND OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF HARRISON COUNTY, SECOND JUDICIAL DISTRICT, MISSISSIPPI, IN PLAT BOOK 26, AT PAGE 20.

More commonly known as: 17093 PALM RIDGE DR, DIBERVILLE, MS 39540
Subject to the rights of way and easement for public roads and public utilities, and to any prior conveyance or reservation of mineral of every kind and character, including but not limited to oil, gas, sand and gravel in or under subject property.
As the undersigned Substituted Trustee, Marinosci Law Group, P.C. will convey only such title as is vested in it under said Deed of Trust.
