NOTICE OF SALE UNDER POWER Pursuant to a power of sale in Security Deed ("Security Deed") from Brandi Strange ("Borrower") in favor of Synovus Bank ("Lender") recorded in Deed Book 10995, Page 47, Bibb County GA records, securing Lender's loans to Borrower ("Loan"), as now held by ROBERT BARNETT, AS TRUSTEE OF THE RH 401(k) PLAN ("Holder") per Assignment of Note, Security Instrument and Other Loan Documents, effective 5/15/2025, recorded in Deed Book 12158, Page 195, the Holder will sell at public outcry, during the legal hours of sale on December 2, 2025, at the United Building in Central City Park, located at 206 7th Street, Macon GA, to the highest bidder for cash, the following described land, its appurtenances, and improvements (collectively "Property"): All that tract or parcel of land situate, lying in Land Lot 307 of the 13th Land District of Bibb County, GA, being Lot No. 283 of The Highlands Subdivision - Phase IIA, per plat of record in Plat Book 91, Pages 754 through 763, inclusive, Clerk's Office, Bibb Superior Court, which plat is referred to and made a part of this description. Property Address: 154 Cold Creek Pkwy, Macon, GA 31210. Tax parcel ID # M071-0207 The Loan being mature, unpaid, and remaining in default, the sale will be made for the purpose of repaying the Loan, accrued interest, expenses of the sale, and other sums secured by the Security Deed, and the remainder, if any, will be applied as provided by law. The Property's sale is on an "as is, where is" basis without recourse against Holder and without representation or warranty whatsoever with respect thereto, and subject to all outstanding ad valorem taxes and assessments, superior matters of record, and confirmation that the sale is not prohibited under the U.S. Bankruptcy Code.
