NOTICE OF SALE UNDER POWER NOTICE OF SALE UNDER POWER STATE OF GEORGIA COUNTY OF BIBB Under and by virtue of the power of sale (the "Power of Sale") contained in those certain Deeds to Secure Debt (the "Security Deeds") given by MACON AREA HABITAT FOR HUMANITY (the "Grantor") to VICTORIA WALLER, dated September 26, 2017, recorded in Deed Book 10002, Pages 47-53 and 54-60, Clerk's Office, Bibb Superior Court, conveying the after-described property to secure those certain Purchase Money Promissory Notes from Grantor to Grantee, dated September 26, 2017, in the original principal amount of Ninety Thousand and No/100 Dollars ($90,000.00) and in the original principal amount of Ten Thousand and No/100 Dollars ($10,000.00) (the "Notes"), Victoria Waller (the "Secured Party") being the current holder and owner thereof, with interest thereon as set forth therein, there will be a sale at public outcry to the highest bidder for cash before the courthouse door of Bibb County, Georgia, within the legal hours of sale on the first Tuesday of December 2025, the following described property (the "Property"): All that tract or parcel of land lying and being in Godfrey District of Bibb County, Georgia and being designated as Parcel D36 and Parcel D37 in Block 3-D, of Lynmore Estates, according to a plat of record in Plat Book 93, Page 116, Clerk's Office, Bibb Superior Court. Said plat is referred to for the purpose of a more complete and accurate description of said lots and incorporated herein by reference thereto. According to the present system of numbering, being known as 4224 Roy Avenue, Macon, Georgia. This conveyance is subject to all zoning, ordinances, Conditions, easements, restrictions, and covenants of record. Subject Property Address: 728 Shi Place, Macon, GA 31206 Parcel Number: Q101-0040 The debt secured by the Security Deeds has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Notes and Security Deeds. The debt remaining in default, this sale will be made for the purpose of paying same and, additionally, all expenses of this sale, as provided in the Security Deeds, and by law, including without limitation attorney fees (the statutory notice of intent to collect attorneys' fees having been served). The Property will be sold subject to any outstanding ad valorem taxes (including taxes that are a lien, but not yet due and payable); matters that may be disclosed by an accurate survey and/or inspection of the property; assessments, liens, encumbrances, zoning ordinances, restrictions, covenants; and matters of record superior to the Security Deed. Additionally, this sale will be conducted subject to (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code, and (2) final confirmation and audit of the status of the loans with the holder of the Security Deed and Security Agreement.
