NOTICE OF SALE UNDER POWER
GEORGIA, BIBB COUNTY
Will be sold Tuesday, December 2, 2025, before the courthouse door in Bibb County, Georgia, during the legal hours of sale, to the highest bidder for cash, the following described property, to-wit:
All that tract or parcel of land situate, lying and being in Land Lot 32 of the East Macon District of Bibb County, Georgia, in the City of Macon, being known and distinguished as Lot No. 6 and Lot No. 7 of Division H of Shirley Hills, being more particularly described according to plat of record in Plat Book 9, Page 127 retraced in Plat Book 27, Page 6, Clerk's Office, Bibb Superior Court, which said plat is by this reference thereto incorporated herein for the purpose of a more particular and accurate description of said Lot No. 6 and Lot No. 7 hereby conveyed.
Said Lot No. 6 fronts a distance of 90-feet on the easterly right-of-way of Jackson Springs Road and extends back therefrom on its northerly side for a distance of 196-feet on its southerly side for a distance of 224.5-feet and being 90-feet wide along the rear thereof.
Said Lot No. 7 lies on the southerly side of and adjacent to Lot No. 6 and has a frontage of 130-feet on the easterly right-of-way of Jackson Springs Road and extends back therefrom on its northerly line a distance of 224.5-feet and on its southerly line for a distance of 326-feet and is 90-feet wide across the rear thereof.
There are improvements located thereon known under the present system of numbering as 1271 South Jackson Springs Road, Macon, Georgia.
The above-described real property is known under the present system of numbering as 1271 South Jackson Springs Road, Macon, Georgia 31211.
Sale of the property will be made under the power of sale contained in that certain Security Deed dated March 20, 2014, from Douglas W. Salyer to Capital City Bank to secure a promissory note or agreement of even date therewith in the original principal amount of $225,000.00, together with all renewals of, extensions of, modifications of, refinancings of, consolidations of, and substitutions for the promissory note or agreement. Said deed appears of record in the Office of the Clerk of the Superior Court of Bibb County, Georgia, in Deed Book 9216, Pages 99-107. Default having occurred in the payment of the indebtedness thereby secured and in compliance with other terms and provisions thereof, the power of sale in said security deed has become operative. A copy of this notice of sale has been given to the debtors as required by O.C.G.A. §44-14-162.2. The proceeds of said sale will be applied as provided in said Security Deed. Sale will be made subject to unpaid ad valorem taxes and assessments, if any. To the best of the undersigned's knowledge and belief the party in possession of the real property is Douglas W. Salyer.
