NOTICE OF FORECLOSURE SALE
THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE.
WHEREAS, Linda P. Walker ("Grantor"), by Security Deed dated December 15, 2006, and filed and recorded in Deed Book 8750, Page 297, in the Office of the Clerk of the Superior Court of Muscogee County, Georgia (the "Security Deed"), conveyed the hereinafter described real estate to COLUMBUS AREA HABITAT FOR HUMANITY, INC. ("Lender"), in order to secure Grantor's obligations under that certain Promissory Note from Grantor to Lender dated December 15, 2006, in the original principal amount of Fifty Thousand Two Hundred Forty-Five and 50/100 Dollars ($50,245.50) (the "Note"); and
WHEREAS, the entire indebtedness secured by the Security Deed has been declared immediately due and payable by Lender as a result of the default in the payment of the amounts due under the Note and Security Deed as and when due and all such entire amount remains unpaid after demand for payment of the same;
NOW, THEREFORE, Lender, acting under and by virtue of the power of sale contained in the Security Deed will sell at public outcry, on the steps of the Muscogee County, Georgia, Courthouse, the usual place for holding Sheriffs' sales in said County, to the highest bidder for cash, on the first Tuesday in December, 2025, to-wit: December 2, 2025, during the legal hours of sale, the following described property, to-wit:
All that lot, tract or parcel of land situate, lying and being in Columbus, Muscogee County, Georgia, being known and designated as ALL OF LOTS NUMBERED FIFTY-TWO (52) and FIFTY-THREE (53), in BLOCK LETTERED "M" of that subdivision of land known as ADDITION TO BENNING PARK ANNEX, as said lots appear upon a map or plat of said subdivision recorded in Deed Book 85, page 213, in the Office of the Clerk of the Superior Court of Muscogee County, Georgia, to which reference is hereby made for the specific location and dimensions of said lots.
The street address of said property is 1003 Winston Road, Columbus, Georgia 31903 according to the present system of numbering in Columbus, Muscogee County, Georgia.
The conveyance of the above-described property is made subject to all valid and enforceable restrictive covenants, restrictions and easements of record applicable thereto and subject also to all valid and enforceable zoning ordinances and regulations applicable thereto as long as said ordinances and regulations remain in force and effect.
To the best knowledge and belief of Lender, the above-described property is in the possession of Linda P. Walker. The sale of said property and the application of the proceeds thereof will be made as and in the manner provided for in the Security Deed and to satisfy the indebtedness secured thereby, and the above-described property will be conveyed by sufficient conveyance in fee simple to the purchaser at said sale as authorized by the terms of the Security Deed, subject to all restrictive covenants, easements and encumbrances of record and subject to all unpaid ad valorem taxes, if any.

As provided in O.C.G.A. Section 44-14-162.2, Lender is not required to negotiate, amend, or modify the terms of the Security Deed.
