NOTICE OF MASTER'S SALE Beaufort County Court of Common Pleas for the Fourteenth Judicial Circuit Case No. 2024CP0700848 (Deficiency Waived) Pursuant to the Special Referee's Report and Judgment of Foreclosure and Sale in the case of Palm Financial Services, LLC v. Cora Allen Mitchell, Case No. 2024CP0700848, in the Court of Common Pleas for Beaufort County, South Carolina, the undersigned Special Referee will sell to the highest bidder at public auction sale to be held at Law Office of Scott M. Wild, LLC, 37 New Orleans Rd., Ste. F, Hilton Head Island, SC 29938, on November 19, 2025, at 2:00 p.m., the following real property, which is a timeshare ownership interest: An undivided 1.5536% interest in Unit 3A of Disney Vacation Club at Hilton Head Island Horizontal Property Regime, (the "Condominium"), according to the Master Deed thereof as recorded in Deed Book 804, Page 1432, in the Office of the Register of Mesne Conveyances for Beaufort County, South Carolina, and all amendments thereto (the 'Master Deed') (Contract No.: 3001442.0) PIN#: R520 012 00B 0032 0009 Address: 1.5536% interest in 1.5536% in Unit(s) 3A, Disney Vacation Club at Hilton Head Island Horizontal Property Regime, South Carolina Terms of Sale: Cash or certified check and successful bidder shall pay for preparation of the Master's Deed and any and all costs associated with recording the same and transferring the timeshare ownership interest. At the time of sale, the successful bidder shall pay a deposit of five percent (5%) of the sale price, in cash or certified check for that amount, as evidence of good faith before the bid will be accepted. The amount so paid will be applied to the total purchase price so long as the successful bidder completes the sale by paying the remainder of the amount due within thirty (30) days of the date of the sale. If the successful bidder does not complete the sale as required, then the deposit is forfeited and the property will be re-sold on some subsequent sales day and without further order of the Court or Special Referee. The sale is subject to applicable taxes, prior liens, and existing easements and restrictions of record, if any, and payment by the successful bidder of interest at the rate of 8.25% on the balance of the bid from the date of sale to date of compliance with the bid. No personal or deficiency judgment was granted. Therefore, the bidding will not remain open for thirty (30) days after the date of sale and compliance with the bid may be immediate. If Plaintiff's agent is not present at the sale at the time of the sale, then the property shall be withdrawn from sale and sold at the next available sale date upon the terms and conditions set forth herein or as stated in a subsequent entry and without the need for another order. All bidders are to conduct their own title searches of the property. Plaintiff does not warrant its title searches and is not obligated on any title search.
