WHEREAS, on the 1st day of August, 2022, Lori Ann Stephens, a married woman, executed and delivered a certain Deed of Trust unto Schwartz, Orgler & Jordan, PLLC, Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for Gulf South Mortgage, LLC, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Jackson County, Mississippi in Book 3927 at Page 625 Instrument# 202217233; and
WHEREAS, on the 18th day of September, 2025, Mortgage Electronic Registration Systems, Inc. ("MERS"), as beneficiary, as nominee for Gulf South Mortgage, LLC, assigned said Deed of Trust unto PennyMac Loan Services, LLC, by instrument recorded in the office of the aforesaid Chancery Clerk in Book 4184 at Page 147 Instrument# 202518739; and
WHEREAS, on the 17th day of October, 2025 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Book 4191 at Page 841 Instrument# 202520541; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 26th day of November, 2025, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the main front door of the Circuit Court Building, City of Pascagoula, Jackson County, MS, 3104 Magnolia at Pascagoula, Mississippi, for cash to the highest bidder, the following described land and property situated in Jackson County, Mississippi, to-wit:
Parcel of land being a part of Lot Nine (9), unrecorded Lepoma Subdivision in Section 16, Township 7 South, Range 9 West, Jackson County, Mississippi, being more particularly described as follows, to-wit:
North Half of Lot Nine (9)
Commence at a fence post at the Point of Intersection of the apparent East margin of Lepoma Road, with the apparent North margin of Race Track Road; thence run North 0 degrees 12 minutes 06 seconds West, along said East margin for a distance of 1121.78 feet to the Southwest corner of said Lot Nine (9); thence run North 01 degrees 09 minutes 41 seconds West, along said East margin for a distance of 70.45 feet to the Point of Beginning; thence continue North 01 degrees 09 minutes 41 seconds West, along said East margin for a distance of 70.45 feet to a point; thence run South 89 degrees 55 minutes 37 seconds East for a distance of 80.0 feet to a point; thence run South 01 degrees 09 minutes 43 seconds East for a distance of 70.42 feet to a point; thence run North 89 degrees 57 minutes 02 seconds West for a distance of 80.0 feet to the Point of Beginning.
Being the same property conveyed by Warranty Deed recorded in Deed Book 1594 at Page 83, in the office of the Chancery Clerk of Jackson County, Mississippi.
I will only convey such title as is vested in me as Substitute Trustee.
