Whereas, on 12/30/2022, Rickey Alan Altstatt and Marsha K. Altstatt, Husband and Wife, executed a certain deed of trust to David Krause, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc., as Beneficiary, as nominee for CMG Mortgage, Inc. dba CMG Home Loans, its successors and assigns, which Deed of Trust is of record in the office of the Chancery Clerk of Jackson County, , State of Mississippi as Instrument No 202300202, Book 3963,  Page 313;   and  Whereas, said Deed of Trust was transferred and assigned Freedom Mortgage Corporation and recorded 3/25/2025 as Instrument No. 202505009, Book 4137, Page 861; and Whereas, Freedom Mortgage Corporation has heretofore substituted Nestor Solutions, LLC, as Trustee by Instrument recorded on 9/22/2025 in the aforesaid Chancery Clerk's Office as Instrument No. 202518932, Book 4185, Page 216 and Instrument No. 202520689, Book 4192, Page 519, and Whereas, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, Freedom Mortgage Corporation, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale. Now, Therefore, Nestor Solutions, LLC, Substituted Trustee in said Deed of Trust, will on 11/24/2025 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the County Courthouse of Jackson County, Mississippi, located at West Front Door of the Jackson County Courthouse, 3104 Magnolia Street, Pascagoula, MS 39567, to the highest and best bidder for cash the following described property situated in Jackson County, State of Mississippi, to-wit: Township 6 South Range 5 West, Jackson County, Mississippi Section 14:  Beginning at the Southeast corner of the Northwest Quarter of the Southeast Quarter of Section 14, T6S, R5W, Jackson County, Mississippi for the Point of Beginning; thence North 720 feet along the East line of said forty; thence run West a distance of 580 feet; thence run South 720 feet; thence run East 580 feet back to the Point of Beginning.  And Also:  A 20 foot wide strip of land running from Lily Orchard Road (running West to East) 720 feet as described in Deed Book 2053, Page 490 and recorded on December 20, 2021 in the Land Deed Records of Jackson County, Mississippi. Said piece of land is an existing gravel road. And Also: A 20 foot by 20 foot ingress and egress easement running with the land as shown in Deed Book 2053, Page 480, recorded on December 20, 2021 in the Land Deed Records of Jackson County, Mississippi.  Together With: One 2014, 32'x60' Cavalier Mobile Home, Model No. 415SOL32563AH14, bearing Serial No. DSD063258ALAB.  Said property is subject to an easement recorded in Deed Book 2053, Page 470 on December 20, 2021, in the Land Deed Records of Jackson County, Mississippi. We Will Convey only such title as vested in us as Substituted Trustee.
