NOTICE OF SALE
Under the authority and direction of a Judgment of Foreclosure and Sale in Palmetto Bay Villas HPR No. 1 Owners Association, Inc. v. Fred Dashevsky and South Carolina Department of Revenue, Civil Action No. 2024-CP-07-00317, dated July 29, 2025, I will offer for sale at public auction at the Beaufort County Courthouse, 102 Ribaut Road, Beaufort, South Carolina, to the highest bidder, for cashier's check (or equivalent), on Monday, November 3, 2025, during the legal hours of sale, beginning at 11:00 a.m., the following described property:
ALL that certain Condominium Unit, lying and being on Hilton Head Island, Beaufort County, South Carolina known as Apartment 1 of Palmetto Bay Horizontal Property Regime I, and being more particularly shown and described by reference to the Master Deed of Palmetto Bay Development Company establishing the Horizontal Property Regime, the Master Deed being recorded on the 14th day of May, 1975 and being recorded in the Office of the Register of Deeds for Beaufort County, South Carolina in Deed Book 228 at Page 1039.
This being the same property or a portion thereof conveyed to Fred Dashevsky by Order of the Master in Equity for Beaufort County (Civil Action No. 2020-CP-07-01042), said Master's Deed being recorded on January 4, 2024 in Book 4300 at Page 3291.

Plaintiff having demanded a deficiency judgment, the bidding will remain open for 30 days after the date of sale. Plaintiff reserves the right to waive its right to a deficiency judgment prior to sale. If this right is waived, the bidding will not remain open. The Sale shall require the highest bidder, other than Plaintiff, to make a deposit of 5% of the bid. If Plaintiff is the successful bidder at the Sale, the amount due on its lien may be used. Should the person making the highest bid at the Sale fail to comply with the terms of his bid by depositing said 5%, then the premises shall be resold at such bidder's risk on the same sales date, or some subsequent date, as the selling officer may find convenient and advantageous. Should the last and highest bidder fail to comply with the terms of his bid within 30 days of final acceptance of his bid, then the selling officer shall re-advertise and resell the property under the same terms and at the bidder's risk on a subsequent sales day. Interest on the balance of the bid shall be paid to the date of compliance at the judgment rate. The Sale shall be subject to four SCDOR tax liens against SDL Numismatic Properties, Inc. (Lien Nos. 854503, 927093, 952398 and 1005110), to taxes and assessments, existing easements, easements and restrictions of record. Purchaser is to pay for the preparation of the deed, deed recording fees, and the costs of recording the deed. The Sale will not be held unless Plaintiff or its attorney is present at the Sale or has advised this office of its bidding instructions. All bidders should review the decree in this case.
