TO: Owner(s)/Obligor(s) – Joseph E. Coleman and Victoria G. Wilson Lienholder - BRIGANTINE QUARTERS, HPR, c/o IMC Resort Services, Inc., 2 Corpus Christi, Suite #302, Hilton Head Island, SC 29928 AND JR. LEINHOLDERS, IF ANY, AND MEMBERS OF THE PUBLIC AT LARGE. FROM: Lauren P. Williams, Esq., Russell P. DEFAULT: The Obligor has failed to timely pay the maintenance fees and assessments imposed against Unit Interval 224-3, Brigantine Quarters Horizontal Property Regime (the "Timeshare Estate"), in the sum of $12,529.56 as of July 2, 2025, plus late charges, accrued interest and other costs (collectively the "Assessment"). CLAIM OF LIEN: The Assessment is secured by a lien on the obligor's interest in the Timeshare Estate, as evidenced by that certain Notice of Lien on Timeshare Estate, in Lien Book 4452, Page 669, recorded with the Beaufort County Register of Deeds (the "Assessment Lien"). LEGAL DESCRIPTION: TMS No. R550-015-000-325C-0224. ALL that certain Unit Interval 224-3 in Brigantine Quarters Horizontal Property Regime located in the Town of Hilton Head Island, Beaufort County, South Carolina, being more particularly described in the Master Deed for Brigantine Quarters Horizontal Property Regime declared by Plantation Homes Development Company, dated December 31, 1983, and recorded in the Register of Deeds Office for Beaufort County, South Carolina, in Deed Book 389 at Page 1 as amended and supplemented by various amendments of record, with specific reference to the First Amendment of Master Deed for Brigantine Quarters Horizontal Property Regime (the "First Amendment") dated July 16, 1984, and recorded in Deed Book 410 at Page 429 as re-recorded on February 6, 1985 in Deed Book 412 at Page 1349, in the Second Amendment to Master Deed for Brigantine Quarters Horizontal Property Regime (the "Second Amendment") dated June 28, 1985 and recorded in Deed Book 425 at Page 509, Beaufort County Records, and any amendments thereto. Said Unit Interval consists of an undivided twenty-five (25%) percent interest in Unit 224, as shown on the plans and specifications described in the Master Deed and in the Common Elements appurtenant to such Unit as set forth in Exhibit "F" to the Master Deed and in the items of personal property and furnishings located therein, together with the exclusive right to occupy and possess said Unit 224 and the non-exclusive right to use and enjoy the Common Elements appurtenant thereto, from 4:00 o'clock P.M. Eastern Standard Time on the first day of each occupancy period assigned to the unit Interval in the Eighth Amendment until 10:00 o'clock A.M. Eastern Standard Time on the last day of each Occupancy Period, as such Occupancy Periods are defined in the Eighth Amendment, which occupancy and possession are upon and subject to all of the terms, covenants, conditions and restrictions set forth in the Master Deed, as amended. Derivation: Book 4087/Page 2225. AMOUNTS OWED: The amount of assessments owed by the Obligor(s), which Liens are hereby being foreclosed on are as follows: Property: Unit Interval 224-3; Obligor: Joseph E. Coleman & Victoria G. Wilson; Assessments: $12,529.56; Per Diem: $2.72; Legal Fees & Costs: $1,500.00; Total: $14,029.56. TRUSTEE'S INTENTION: It is Trustee's intention to see the Timeshare Estate to satisfy the unpaid Assessment owed by the Obligor/s to the Lienholder. The sale shall be subject to taxes and assessments, easements, covenants and restrictions of record and the interest of any senior interest holder.
