SUBSTITUTED TRUSTEE'S NOTICE OF SALE STATE OF MISSISSIPPI COUNTY OF HARRISON 1ST WHEREAS, on the 25th day of February, 2005, Sarah C. O'Mar, an unmarried woman, and Terence O'Mar and Cynthia O'Mar, husband and wife, executed and delivered a certain Deed of Trust unto Arnold M Weiss, Trustee for Mortgage Electronic Registration Systems, Inc as nominee for Homecomings Financial Network Inc., Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Harrison 1st County, Mississippi in Instrument# 2005 25183T-J1; and WHEREAS, by various assignments on record said Deed of Trust was ultimately assigned to NewRez LLC d/b/a Shellpoint Mortgage Servicing by instrument recorded in the office of the aforesaid Chancery Clerk in Instrument# 2024-0000612-T-J1; and WHEREAS, on the 23rd day of April, 2008, Sarah Carolyn O'Mar, a single person, also known as Sarah C O'Mar and also known as, Sara O'Mar, and Terence O'Mar and wife, Cynthia O'Mar sold the property, conveying said indebtedness unto Terence O'Mar and wife, Cynthia O'Mar by instrument recorded in the office of the aforesaid Chancery Clerk in Instrument# 2008 3599 D-J1; and WHEREAS, on the 11th day of May, 2023 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Instrument# 2023-0008842-T-J1; and WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 25th day of November, 2025, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the East main front door of the Harrison County Courthouse, 1st Judicial District, located on 23rd Avenue at Gulfport, Mississippi, for cash to the highest bidder, the following described land and property situated in Harrison 1st County, Mississippi, to-wit: Lot 11, Block Eleven (11), Gulfport Bayou View Subdivision, as per map or plat of same on file and of Record in the Office of the Chancery Clerk of Harrison County, Mississippi in Plat Book 17 at Page 9.
