BY VIRTUE of the decree heretofore granted in the case of: Wilmington Savings Fund Society, FSB, as trustee of Stanwich Mortgage Loan Trust F vs. Everton R Grant aka Everton Grant, Deborah A. Grant and Lake Linden Homeowners' Association, Inc., the undersigned Master in Equity for Beaufort County, South Carolina, will sell on November 3, 2025 at 11:00am at the Beaufort County Courthouse, 102 Ribaut Road, Room 212, Beaufort, SC 29902, to the highest bidder:
All that certain lot or parcel of land within the Phase 2 Section of Lake Linden Subdivision in Bluffton Township, Beaufort County, South Carolina, shown and depicted as Block C, Lot 165 on that certain plat entitled "BCR Residential LLC Lake Linden Estates Phase 2" prepared by Forrest R. Baughman, P.L.S. 4922 of T-Square Group, Inc., dated April 14, 1999 and recorded in the Office of the Register of Deeds for Beaufort County, South Carolina in Plat Book 69 at Page 151. For a more particular description of the courses, metes, bounds and distances of said lot reference is hereby made to said plat of record.
This being the same property conveyed to Everton R. Grant and Deborah A. Grant, by deed of Steve L. Brady and Mary I. Brady, dated May 10, 2011 and recorded on May 26, 2011 in Book 03062 at Page 0112 in the Register of Deeds Office for Beaufort County. This also being the same property wherein Deborah Grant conveyed her interest by Quitclaim Deed to Lake Linden Homeowners' Association, Inc., dated April 8, 2016, and recorded September 1, 2016, in Book 3511 at Page 2550 in the Register of Deeds Office for Beaufort County.
This also being the same property wherein Everton Grant conveyed his interest by Quitclaim Deed to Deborah Grant dated December 3, 2018, and recorded December 4, 2018, in Book 3718 at Page 3252 in the Register of Deeds Office for Beaufort County, and by Quitclaim Deed of Everton R. Grant to Deborah A. Grant, dated January 2, 2019, and recorded January 2, 2019 in Book 3725 at Page 2909 in the Register of Deeds Office for Beaufort County.
This also being the same property conveyed to Deborah A. Grant by Quitclaim Deed of Lake Linden Homeowners' Association, Inc., dated May 6, 2019, and recorded July 10, 2019, in Book 3775 at Page 1213 in the Register of Deeds Office for Beaufort County.

TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Master in Equity, at conclusion of the bidding, five percent (5%) of his bid, in cash or equivalent, as evidence of good faith, same to be applied to the purchase price in case of compliance, but to be forfeited and applied first to costs and then to the Plaintiff's debt in the case of non-compliance. Should the last and highest bidder fail to comply with the other terms of the bid within thirty (30) days, then the Master in Equity may re-sell the property on the same terms and conditions on some subsequent Sales Day (at the risk of the said highest bidder). No personal or deficiency judgment being demanded, the bidding shall not remain open after the date of sale and shall be final on that date, and compliance with the bid may be made immediately. Purchaser to pay for documentary stamps on the Deed. The successful bidder will be required to pay interest on the amount of the bid from date of sale to date of compliance with the bid at the rate of 4.00000% per annum. The sale shall be subject to taxes and assessments, existing easements and restrictions of record, and any other senior encumbrances. Plaintiff may waive any of its rights, including its right to a deficiency judgment, prior to sale.
In the event an agent of Plaintiff does not appear at the time of sale, the within property shall be withdrawn from sale and sold at the next available sales date upon the terms and conditions as set forth in the Master in Equity's Order and Judgment of Foreclosure and Sale or such terms as may be set forth in a supplemental order.
This sale is subject to all title matters of record and any interested party should consider performing an independent title examination of the subject property as no warranty is given. Neither the Plaintiff nor its counsel make representations as to the integrity of the title or the fair market value of the property offered for sale.
