BY VIRTUE of the decree heretofore granted in the case of: Wells Fargo Bank N.A., as Trustee for Carrington Mortgage Loan Trust Series 2006-NC4 Asset-Backed Pass-Through Certificates vs. Larry J. Parks, Jr. aka Larry Parks; Midland Credit Management, Inc.; The Gatherings Homeowners' Association, Inc., the undersigned Master in Equity for Beaufort County, South Carolina, will sell on November 3, 2025 at 11:00 am at the Beaufort County Courthouse, 102 Ribaut Road, Room 212, Beaufort, SC 29902, to the highest bidder:
ALL that certain condominium unit situate, lying and being in Bluffton Township, Beaufort County, South Carolina and known as Unit 65 in Phase VIII of The Gatherings Horizontal Property Regime I, (A Condominium) a Horizontal Property Regime established pursuant to the South Carolina Horizontal Property Act, Title 27, Chapter 31, Code of Laws of South Carolina (1976) and submitted by Master Deed dated the 27th day of September, 1984 and recorded in the Office of the Clerk of Court for Beaufort County, South Carolina in Deed Book 404 at Page 622, as amended in Deed Book 404 at Page 711, as amended in Deed Book 406 at Page 333, as amended in Deed Book 408 at Page 702, as amended in Deed Book 408 at Page 818, as amended in Deed Book 411 at Page 293, and as amended in Deed Book 414 at Page 1748.
Subject of the to all of the provisions of said Master Deed, the provisions of the South Carolina Horizontal Property Act and to all other covenants, conditions, easements, restrictions and reservations of record.
This being the same property conveyed to Larry J. Parks, Jr. by Deed from Richard E. Bisbe dated March 30, 2001, and recorded on May 2, 2001, in the Office of the Register of Deeds for Beaufort County, South Carolina in Book 01414 at Page 0976.

TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Master in Equity, at conclusion of the bidding, five percent (5%) of his bid, in cash or equivalent, as evidence of good faith, same to be applied to the purchase price in case of compliance, but to be forfeited and applied first to costs and then to the Plaintiff's debt in the case of non-compliance. Should the last and highest bidder fail to comply with the other terms of the bid within thirty (30) days, then the Master in Equity may re-sell the property on the same terms and conditions on some subsequent Sales Day (at the risk of the said highest bidder). No personal or deficiency judgment being demanded, the bidding shall not remain open after the date of sale and shall be final on that date, and compliance with the bid may be made immediately. Purchaser to pay for documentary stamps on the Deed. The successful bidder will be required to pay interest on the amount of the bid from date of sale to date of compliance with the bid at the rate of 5.75000% per annum. The sale shall be subject to taxes and assessments, existing easements and restrictions of record, and any other senior encumbrances. Plaintiff may waive any of its rights, including its right to a deficiency judgment, prior to sale.
In the event an agent of Plaintiff does not appear at the time of sale, the within property shall be withdrawn from sale and sold at the next available sales date upon the terms and conditions as set forth in the Master in Equity's Order and Judgment of Foreclosure and Sale or such terms as may be set forth in a supplemental order.
This sale is subject to all title matters of record and any interested party should consider performing an independent title examination of the subject property as no warranty is given. Neither the Plaintiff nor its counsel make representations as to the integrity of the title or the fair market value of the property offered for sale.
