PUBLIC NOTICE NOTICE OF PROPOSED EXCHANGE OF REAL PROPERTY BY MIAMI-DADE COUNTY FLORIDA Notice is given that it is anticipated that the Miami-Dade County Board of County Commissioners (the "Board") will hear and consider an agenda item setting forth the proposed conveyance of the surplus County-owned property consisting of approximately 22,430 square feet, located at 180 NE 5 Street (490 NE 2 Avenue), Miami, Florida 33132 (Folio No. 01-0107-090-1030)(the "County Parcel") to The District Board of Trustees of Miami Dade College, Florida (the "College") in exchange for conveyance by the College to the County of three contiguous College-owned parcels of real property located at 200 NE 3 Street, 201 NE 2 Avenue, and 229 NE 2 Avenue, Miami, Florida 33132 with Folio Numbers: 01-0110-000-1100, 01-0110-000-1110, and 01-0110-000-1120 (the "College Parcel"). The exchange of the County Parcel for the College Parcel is proposed pursuant to Florida Statutes section 125.37, via an Exchange Agreement between the County and the College, and the proposed material terms and conditions of the Exchange Agreement include the following: The College will convey by Quit Claim Deed to the County the College Parcel valued at $36,900,000 pursuant to an appraisal which is anticipated to be used for the development of mixed-income affordable housing which may include ground floor commercial use. In exchange for the conveyance of the College Parcel to the County, the County will convey to the College by County Deed, the County Parcel valued at $23,800,000 pursuant to an appraisal, which the College anticipates to be used as an entrance to its Wolfson Campus. The County shall cause the complete demolition and site clearance, to include grading, sodding, and fencing, of the existing Harry Cain building on the County Parcel prior to the conveyance. The total allocation for the demolition and site clearance will be at the County's cost of an amount not to exceed approximately $11,600,000 subject to the approval of the Board of County Commissioners ("Board"). On July 16, 2024, the College, through its District Board of Trustees, authorized the completion of negotiations for, and execution of, a land swap agreement with the County to exchange the College Property for the County Property, with no payments required between each party. The Board is anticipated to hear and consider the agenda item containing the proposed Exchange Agreement at the scheduled Board meeting, which will be held on Tuesday, November 4, 2025, at 9:30am, or at the next following Board meeting.
