PUBLIC NOTICE
SUBLEASE OF PROPERTY
The City Council of the City of Charlotte (the "City") intends to enter into a sublease of the following property containing approximately 1,024 square feet of commercial retail space at 5625 Hollyfield Drive, Suite 123, Charlotte NC, located within the Mixed Use Parcel of Eastland Yards ("Property").
The City intends to sublease the Property to HG Eastland, LLC (Sublessee), for commercial retail space to operate a coffee shop and light food items. The sublease will be for 5 years with an option to renew for 4 years. In consideration of the sublease, the Sublessee will pay the City $22 per rentable square foot for the first year, to be increased annually at a rate of 3% per annum including the option term, 6% of gross sales exceeding a natural breakpoint of $375,467 in any year, where gross sales include all income, and additional rent, its pro rata share of all Common Area Maintenance charges, Taxes, and Insurance as determined by City on a yearly basis.
The Charlotte City Council will consider and intends to authorize this proposed transaction at its regularly scheduled meeting on November 10, 2025, beginning at 6:30 p.m. in the meeting chamber of the Charlotte-Mecklenburg Government Center at 600 East Fourth Street, Charlotte, N.C.
