BY VIRTUE of a decree heretofore granted in the case of: THE INLET AT BERMUDA BLUFF PROPERTY OWNERS' ASSOCIATION, INC. vs. MURTAZA MUSTAFA ASGERALI TAJBHAI, C/A No. 2024-CP-07-00538, The following property will be sold on 11/03/2025 at 11:00AM, Beaufort Courthouse, to the highest bidder:
ALL that certain piece, parcel or lot of land, situate, lying and being on St. Helena Island, Beaufort County, South Carolina, being shown and designated as Lot 105 of The Inlet at Bermuda Bluff, Phase IV, on a plat recorded in Plat Book 64 at Page 144 in the Office of the Register of Deeds for Beaufort County, South Carolina. For a more complete description as to metes and bounds, courses and distances, reference may be made to the aforementioned plat of record.
This being the same property conveyed to Murtaza Mustafa Asgerali Tajbhai by deed of Huzefa Hussamuddin Amiji and Fatima Huzefa Amiji dated September 26, 2016 recorded September 29, 2016 in the Office of the Register of Deeds for Beaufort County in Book 3519 at Page 2285.

TERMS OF SALE: The successful bidder, other than the plaintiff, will deposit with the Master, at conclusion of the bidding, five per cent (5%) of his bid, in certified funds, as evidence of good faith, same to be applied to purchase price if compliance is made, but in the event compliance is not made, the deposit shall be forfeited and applied first to costs of the action and then to plaintiff's debt. Should the successful bidder at the regularly conducted sale fail or refuse to make the required deposit at time of bid or comply with the other terms of the bid within twenty (20) days, then the Master may re-sell the property on the same terms and conditions on some subsequent Sales Day, but at the risk of the defaulting bidder(s)

No personal or deficiency judgment being demanded, the bidding will not remain open after the date of sale, but compliance with the bid may be made immediately.
Purchaser to pay for documentary stamps on Master's Deed. The successful bidder will be required to pay interest on the balance of the bid from date of sale to date of compliance with the bid at the rate of 18.00% per annum.
