Amendments to City of Hialeah Ordinance No. 2023-124 to permit a 5-story multifamily development with 52 residential units instead of an 8-story multifamily development with 48 residential units. Repealing variances to allow 17% of the units with an area of 692 square feet, where 850 square feet is the minimum area required, and only 10% of the units may have an area of 600 square feet, and waive the building mass and building frontage development standards. Variance permit to allow 48 multifamily units (92%) with an area less than 700 square feet, where 700 square feet is the minimum required, and only 25% of residential units may have a minimum area of 500 square feet; to allow 13% pervious area, where 30% is the minimum required; to allow partial waiver of minimum landscape requirements through landscape mitigation as per Sec. 98-2235, and to allow the mitigation of 6 parking spaces as per Sec. 98-1579 (7). Property is located at 1116 Palm Avenue, Hialeah, zoned C-2 (Liberal Retail Commercial District), within the Neighborhood Business District (NBD) Overlay.

Variance permit to allow 3 on-site parking spaces and 2 on-street parking spaces, where 11 parking spaces are required; allow 7.7% pervious area, where 10% is the minimum pervious area required, and to allow the mitigation of one tree as provided by Sec. 98-2235. Property is located at 223 West 27th Street, Hialeah, zoned M-1 (Industrial District).
Variance permit to allow a building height of 49 feet, where 40 feet is the maximum height allowed; allow front setback of 4 feet, where 20 feet are required; to allow 24 parking spaces, where 29 parking spaces are required, and to allow 1 loading parking space, where 3 loading parking spaces are required. Properties are located at 4148 East 8th Avenue, 780 East 42nd Street, and 790 East 42nd Street, Hialeah, zoned C-2 (Liberal Retail Commercial District).
