TRUSTEE'S NOTICE OF SALE
WHEREAS, on August 30, 2019, Shawn Austin Webster executed a Deed of Trust to Matthew B. Levison, as Trustee for Delmar Financial Company, Missouri, as Lender, with Mortgage Electronic Registration Systems, Inc., ("MERS"), as Beneficiary, which is recorded in the office of the Chancery Clerk of Jackson County, MS, in Book 3610 at Page 440;
WHEREAS, said Deed of Trust was assigned to Trustmark National Bank in Book 4035 at Page 471;
WHEREAS, on November 21, 2023, Trustmark National Bank substituted James Eldred Renfroe as Trustee in the aforementioned deed of trust with this recorded in Book 4035 at Page 473;
WHEREAS, there being a default in the terms and conditions of the Deed of Trust and entire debt secured having been declared to be due and payable in accordance with its terms, Trustmark National Bank now known as Trustmark Bank, the holder of the debt has requested the Trustee to execute the trust and sell said land and property pursuant to its terms in order to raise the sums due, with attorney's and trustee's fees, and expenses of sale;
NOW, THEREFORE, I, James Eldred Renfroe, Trustee for said Deed of Trust, will on November 20, 2025, offer for sale at public outcry, and sell within legal hours (being between the hours of 11:00 a.m., and 4:00 p.m.) at the west door of the Jackson County Courthouse in Pascagoula, MS, to the highest and best bidder for cash, the following described property situated in Jackson County, MS, to-wit:
Commence at the Northeast corner of the SW1/4 of the SE1/4 of Section 31, Township 6 South, Range 4 West, Jackson County, Mississippi, thence run North 88 degrees 40 minutes 00 seconds West 294.08 feet; thence South 424.51 feet; thence South 406.00 feet to the Point of Beginning; thence North 38 degrees 54 minutes 00 seconds West 303.02 feet; thence North 53 degrees 26 minutes 27 seconds West 71.55 feet; thence in a curve to the right with the following curve data:
Arc Length = 74.17 feet
Radius = 50.00 feet
Delta Angle = 84 degrees 59 minutes 18 seconds
Chord Length = 67.55 feet
Chord Bearing = South 76 degrees 13 minutes 30 seconds West; thence South 02 degrees 15 minutes 34 seconds West 46.59 feet; thence South 38 degrees 54 minutes 00 seconds East 277.30 feet; thence East 141.07 feet back to the Point of Beginning.
