MASTER'S SALE BY VIRTUE of a decree heretofore granted in the case of: BEACH CLUB VILLAS CONDOMINIUM ASSOCIATION, INC. vs. ERIC L. GREENWAY, C/A No. 2025-CP-07-00803, The following property will be sold on 11/03/2025 at 11:00AM, Beaufort Courthouse, to the highest bidder: ALL that certain apartment or unit situate and being in Beach Club Villas Horizontal Property Regime on Fripp Island, Beaufort County, South Carolina, and being known as Unit 176 of Beach Club Villas Horizontal Property Regime and being more particularly shown and described by reference to the Master Deed recorded in Deed Book 369 at page 899, and by Amendment of Master Deed incorporating Phase II-A, of which Unit is a part, into the Regime, recorded in Deed Book 390 at page 346 in the Office of the Register of Deeds for Beaufort County, South Carolinas, together with all exhibits, plats, and drawings recorded therewith. ALSO, all the rights, privileges and common elements appertaining to the above-described Apartment of Unit as set forth in the above-described Master Deed and Bylaws recorded therewith. The within Apartment or Unit is subject to all conditions, restrictions, limitations and affirmative obligations as are set forth in the Master Deed, Bylaws, and Amendments thereto, and is further subject to the applicable recorded covenants, restrictions, affirmative obligations and Amendments thereto, pertaining to Fripp Island. Property Address: 176 Beach Club Villa Drive TMS# R400 040 000 676A 0176 TERMS OF SALE: The successful bidder, other than the plaintiff, will deposit with the Master, at conclusion of the bidding, five per cent (5%) of his bid, in certified funds, as evidence of good faith, same to be applied to purchase price if compliance is made, but in the event compliance is not made, the deposit shall be forfeited and applied first to costs of the action and then to plaintiff's debt. Should the successful bidder at the regularly conducted sale fail or refuse to make the required deposit at time of bid or comply with the other terms of the bid within twenty (20) days, then the Master may re-sell the property on the same terms and conditions on some subsequent Sales Day, but at the risk of the defaulting bidder(s) NOTICE: The foreclosure deed is not a warranty deed. Interested bidders should satisfy themselves as to the quality of title to be conveyed by obtaining an independent title search prior to the foreclosure sale date.
