Under and by virtue of the Power of Sale contained in a Security Deed given by Kevin Gordon Conyers to Mortgage Electronic Registration Systems, Inc., ("MERS") as grantee, as nominee for United Wholesale Mortgage, LLC dated November 21, 2022 and recorded on November 21, 2022 in Deed Book 11436, Page 237, Bibb County, Georgia Records, and later assigned to U.S. Bank Trust, National Association as trustee for LB-Treehouse Series VI Trust by Assignment of Security Deed recorded on November 1, 2024 in Deed Book 11997, Page 205, Bibb County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Two Hundred Six Thousand One Hundred Ninety-Six And 00/100 Dollars ($206,196.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the United Building in Central City Park at 206 7th Street of Bibb County, Georgia, within the legal hours of sale on November 4, 2025 the following described property:
All that tract or parcel of land situate, lying and being in Land Lot 71 and Land Lot 72 of the 7th Land District of Macon-Bibb County, Georgia, containing 7.4 acres according to a plat by Perry Surveying Service, of record in Plat Book 50, Page 67, Clerk's Office, Bibb Superior Court. Said plat and the recorded copy thereof are hereby made a part of this description by reference thereto in aid of a more complete and accurate description.
There is expected herefrom and not included within the dimension of the property hereinabove described and conveyed, that 25-foot strip reserved by Ben Collins et.al. in that certain deed of record in Deed Book 1163, Page 945, Clerk's Office, Bibb Superior Court.
There are improvements taxed thereon said property known under the present system of numbering as 4411 North Franklinton Road, Macon, Bibb County, Georgia.
The property hereinabove described and conveyed is the same and identical property conveyed to I.C. Realty, LLC by Angela Clanton by Limited Warranty Deed dated March 28, 2022 and recorded in Deed Book 11233, Page 26, Clerk's Office, Bibb Superior Court.
This conveyance is made subject to all zoning ordinances, conditions, easements, restrictions and covenants of record.
Reference is hereby made to the above described plat and deed for the purpose of a more particular and accurate description of the property hereby conveyed.

The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).

To the best knowledge and belief of the undersigned, the parties in possession of the property are Kevin Gordon Conyers or tenant(s); and said property is more commonly known as 4411 N Franklinton Road, Macon, GA 31217.
The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the security deed.
