NOTICE OF SUBSTITUTE TRUSTEE'S SALE STATE OF MISSISSIPPI COUNTY OF 1ST DISTRICT HARRISON WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated June 8, 2021, executed by BRANDON TIMOTHY LEE and REBECCA LYNN LEE conveying certain real property therein described to DONALD G GRIFFIN, as Trustee, for MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS BENEFICIARY, AS NOMINEE FOR COMMUNITY BANK OF MISSISSIPPI, Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the Office of the Chancery Clerk of 1st District Harrison County, Mississippi filed and recorded June 9, 2021, at Instrument Number 2021 7333 T -J1; and WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to CITIZENS BANK NA f/k/a RBS CITIZENS NA; and WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on November 5, 2025 within the lawful hours of sale between 11:00AM and 4:00PM at the front door on the east side of the Courthouse proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in 1st District Harrison County, Mississippi, to wit: LOT 10, BLOCK 65, GULFPORT BAYOU VIEW SUBDIVISION, A SUBDIVISION ACCORDING TO THE OFFICIAL MAP OR PLAT THEREOF ON FILE AND OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF THE FIRST JUDICIAL DISTRICT OF HARRISON COUNTY, MISSISSIPPI IN PLAT BOOK 17 AT PAGE 9 THEREOF, REFERENCE TO WHICH IS HEREBY MADE IN AID OF AND AS A PART OF THIS DESCRIPTION. PROPERTY ADDRESS: The street address of the property is believed to be 202 LOCUST ST, GULFPORT, MS 39507-4341. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
