NOTICE OF SUBSTITUTED TRUSTEE'S SALE OF LAND
WHEREAS, Granduer Fields, executed that certain Deed of Trust to James K. Wetzel, as Trustee for Gulf Coast Community Federal Credit Union, Beneficiary, which Deed of Trust is dated January 23, 2019, and which is recorded February 14, 2019, in Deed of Trust Book as Instrument No. 2019-1193 T J1, thereof, in the Records of Mortgages and Deeds of Trust on Land in the office of the Chancery Clerk of Harrison County, Mississippi; and; WHEREAS, the said Deed of Trust covers the following described land and property situated in Harrison County, State of Mississippi, and more particularly described as follows, to-wit: That certain lot or parcel of land having a front North upon a street sometimes designated as Josephine Street (said Street extending East and West along the Section line with the East end thereof beginning on the West margin of Henderson Avenue and extending Westerly to Lac-Bleu Subdivision) in the width of 120 feet, more or less, and extending Southerly between parallel lines a distance of 125 feet and being further described as being bounded on the North by said Josephine Street; on the East by a street or alley sometimes designated as Hope Lane; on the South by property now or formerly belonging to Finley or DeMetz; and on the West by property now or formerly belonging to Saucier, now Bohn, and being the North end of what was formerly known as the Finley property and being further described as being that property acquired by the Grantors herein by Final Decree in the Estate of June Salvant, Deceased, dated September 25, 1973, Cause No. 62,902, Book 715, Page 372, Chancery Court of Harrison County, Mississippi; together with all improvements situated thereon or appertaining thereto. WHEREAS, the said Deed of Trust authorized the appointment and substitution of another Trustee in the place of the Trustee named in said Deed of Trust, and Gulf Coast Community Federal Credit Union appointed and substituted MARK C. ORGLER, as Substitute Trustee therein in the place of James K. Wetzel, Trustee by Substitution of Trustee dated August 19, 2019, and recorded September 4, 2019, as Instrument No. 2019-7609 T J1, in the Office of the Chancery Clerk aforesaid, as was its right to do under the terms and conditions of said Deed of Trust; and WHEREAS, default has been made in the terms and conditions of the said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms and conditions of said Deed of Trust, and the legal holder of said indebtedness, Gulf Coast Community Federal Credit Union, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms and conditions of said Deed of Trust for the purpose of raising sums due thereunder, together with the attorney's fees and expenses of sale. NOW THEREFORE, the undersigned Substituted Trustee pursuant to such authority and at the request so made, does hereby give notice that he will sell during the legal hours (between the hours of 11:00 o'clock A.M. and 4:00 o'clock P.M.) on the 30th day of October, 2025, at the East front door, 1801 23rd Avenue of the County Courthouse for Harrison County, First Judicial District, Mississippi, City of Gulfport, Mississippi, to the highest and best bidder for cash, the above described land and property. TITLE TO THE ABOVE described land and property is believed to be good, but I will convey only such title as is vested in me as such Trustee.
