SUBSTITUTED TRUSTEE'S NOTICE OF SALE

COUNTY OF HARRISON 1ST
WHEREAS, on the 26th day of February, 2016, Jeri L Foreman, a single woman, and Jerry Foreman, a married man, executed and delivered a certain Deed of Trust unto Scott Everett, Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for Everett Financial, Inc. d/b/a Supreme Lending, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Harrison 1st County, Mississippi in Instrument# 2016 1783 T-J1; and
WHEREAS, on the 13th day of October, 2022, Mortgage Electronic Registration Systems, Inc. ("MERS"), as beneficiary, as nominee for Everett Financial, Inc. d/b/a Supreme Lending, assigned said Deed of Trust unto PennyMac Loan Services, LLC, by instrument recorded in the office of the aforesaid Chancery Clerk in Instrument# 2022-0025983-T-J1; and
WHEREAS, on the 29th day of August, 2024 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Instrument# 2024-0017411-T-J1; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 19th day of November, 2025, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the East main front door of the Harrison County Courthouse, 1st Judicial District, located on 23rd Avenue at Gulfport, Mississippi, for cash to the highest bidder, the following described land and property situated in Harrison 1st County, Mississippi, to-wit:
A parcel of land being situated in the Northeast quarter of the Northwest quarter of Section 19, Township 6 South, Range 12 West, First Judicial District of Harrison County, Mississippi, being more particularly described as follows:
Commence at a concrete monument found at the Northwest corner of the Northeast quarter of the Northwest quarter of Section 19, Township 6 South, Range 12 West; thence South 86 degrees 00 minutes 00 seconds East 500.05 feet along the north line of said Northeast quarter of the Northwest quarter to the eastern margin of Lizana School Road; thence South 06 degrees 43 minutes 23 seconds West 823.00 feet along said eastern margin to an iron rod set and the POINT OF BEGINNING.
Thence South 84 degrees 30 minutes 48 seconds East 161.67 feet to a wire fence and an iron rod set; thence South 12 degrees 22 minutes 18 seconds East 88.52 feet along said fence line to an iron rod set; thence South 14 degrees 12 minutes 25 seconds East 100.99 feet along said fence line to an iron rod set and the northern margin of Cut-Off Road; thence South 70 degrees 22 minutes 14 seconds West 6.46 feet along said northern margin to an iron rod set; thence South 76 degrees 52 minutes 12 seconds West 234.84 feet along said northern margin to an iron rod set and the eastern margin of Lizana School Road; thence North 06 degrees 43 minutes 23 seconds East 257.11 feet along said eastern margin to the POINT OF BEGINNING.
I will only convey such title as is vested in me as Substitute Trustee.
