SUBSTITUTE TRUSTEE'S NOTICE OF SALE
WHEREAS, on March 18, 1994, Sharon Hudson executed a Deed of Trust to Carol M. Cowart, County Supervisor, Trustee for the use and benefit of The United States of America, acting through the Farmers Home Administration, United States Department of Agriculture, which Deed of Trust is on file and of record in the office of the Chancery Clerk of Jackson County, Mississippi, in Book 1238 and at Page 709 thereof; and
WHEREAS, the legal holder of the said Deed of Trust and the note secured thereby, substituted Albertelli Law as Trustee therein, as authorized by the terms thereof, by instrument recorded in the office of the aforesaid Chancery Clerk in Book 4171 at Page 529-532 thereof; and
WHEREAS, default having been made in the performance of the conditions and stipulations as set forth by said Deed of Trust, and having been requested by the legal holder of the indebtedness secured and described by said Deed of Trust so to do, notice is hereby given that Albertelli Law, Substitute Trustee, by virtue of the authority conferred upon me in said Deed of Trust, will offer for sale and will sell at public sale and outcry to the highest and best bidder for cash, during the legal hours (between the hours of 11 o'clock a.m. and 4 o'clock p.m.), in Jackson County, Mississippi, on November 5, 2025, the following described land and property being the same land and property described in said Deed of Trust, situated in Jackson County, State of Mississippi, to-wit:
THAT CERTAIN PIECE OR PARCEL OF LAND SITUATED IN JACKSON COUNTY, MISSISSIPPI, AND BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS, TO-WIT:
LOT 41, CAMBRIDGE SQUARE, PART 3, AS PER PLAT THEREOF RECORDED IN PLAT BOOK 13, PAGE 37, RECORD OF PLATS ON FILE IN THE OFFICE OF THE CHANCERY CLERK OF JACKSON COUNTY, MISSISSIPPI, LESS AND EXCEPT COMMENCING AT THE SE CORNER OF SAID LOT 41, RUN SOUTH 89 DEGREES 02' WEST ALONG THE SOUTH LINE OF SAID LOT 41, 25 FEET TO THE POINT OF BEGINNING; THENCE RUN NORTH 86 DEGREES 45' WEST 66.8 FEET; THENCE RUN SOUTH 01 DEGREES 52' EAST 4.9 FEET TO THE SOUTH LINE OF SAID LOT 41; THENCE RUN NORTH 89 DEGREES 02' EAST ALONG SAID SOUTH LINE OF LOT 41, 66.6 FEET TO THE POINT OF BEGINNING.

Should the undersigned become the last and highest bidder at the foreclosure sale, the Substituted Trustee is hereby authorized to transfer and assign said bid and to convey title to said foreclosed property to the Secretary of Veterans Affairs, an Officer of the United States of America, or the Secretary of Housing and Urban Development, an Officer of the United States of America, or whomever the undersigned shall authorize. The statement in the Substituted Trustee's Deed that the undersigned has requested transfer of its bid to grantee(s) in the Substituted Trustee's Deed shall be binding on the undersigned and conclusive evidence in favor of the assignee or other parties thereto and that the Substituted Trustee is duly authorized and empowered to execute same.
Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substituted Trustee.
