WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated March 28, 2013, executed by MARY OVERSTREET AKA MARY T. OVERSTREET conveying certain real property therein described to VERDUGO TRUSTEE SERVICE CORPORATION, as Trustee, for MORTGAGE ELECTRONIC REGISTRATION SYSTEMS INC. AS BENEFICIARY, AS NOMINEE FOR CITIBANK, N.A., Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the Office of the Chancery Clerk of Jackson County, Mississippi filed and recorded April 16, 2013, in Deed Book 3122, Page 387; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to NewRez LLC d/b/a Shellpoint Mortgage Servicing; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on October 24, 2025 within the lawful hours of sale between 11:00AM and 4:00PM at the West Front Door of the Jackson County Courthouse, 3104 Magnolia Street, Pascagoula, MS 39567 proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in Jackson County, Mississippi, to wit:

BEGINNING AT THE NORTHWEST CORNER OF THE SOUTH EAST 1/4 OF THE NORTH WEST 1/4 OF SAID SECTION 34, TOWNSHIP 4 SOUTH, RANGE 7 WEST; THENCE SOUTH 89 DEGREES 50 MINUTES 20 SECONDS EAST 270.45 FEET TO THE WESTERN MARGIN OF OLD RIVER ROAD; THENCE SOUTH 35 DEGREES 47 MINUTES 24 SECONDS EAST ALONG THE WESTERN MARGIN OF SAID ROAD 813.63 FEET; THENCE NORTH 89 DEGREES 50 MINUTES 20 SECONDS WEST 655.44 FEET TO THE WEST LINE OF THE SOUTH EAST 1/4 OF THE NORTH WEST 1/4; THENCE NORTH 7 DEGREES 50 MINUTES 56 SECONDS WEST ALONG THE QUARTER LINE 665.14 FEET TO THE POINT OF BEGINNING. CONTAINING 7.0 ACRES, MORE OR LESS.
PROPERTY ADDRESS: The street address of the property is believed to be 21617 OLD RIVER RD, VANCLEAVE, MS 39565. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee.
