Under and by virtue of the Power of Sale contained in a Security Deed given by E & P Property Solutions, LLC to Bleecker Family Trust, LLC and Helene Saperstein, dated 06/05/2023 and recorded 06/12/2023 in Instrument 20230010576, DEED BOOK 14161, PAGE 297, Muscogee County, Georgia Records conveying the after-described property to secure a Note in the original principal amount of $100,000.00, with interest thereon as set forth therein, as modified by that Modification Agreement recorded at Deed Book 14597 Page 347 aforesaid records, as well as that Order Granting Motion for Default Judgment As To E&P Property Solutions, LLC, Xavier O. Mock and Income Property Investors, Inc. from Civil Action File Number SU2025CV000563 in the Superior Court of Muscogee County Georgia, recorded in Deed Book 14759 Page 378 of the Muscogee County, Georgia land records, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Muscogee County, Georgia, within the legal hours of sale on the first Tuesday of November 2025, the following described property: All that lot, tract and parcel of land situate, lying and being in Columbus, Muscogee County, Georgia and being known and designated as ALL OF LOT NUMBERED TWELVE (12), IN BLOCK LETTERED "B", ADDITION TO SHERWOD FOREST, as said lot is shown upon a map or plat of said subdivision dated January 21, 1947, made by G.V. Carr & Co., Civil Engineers, and recorded in Plat Book 3, Page 276, in the Office of the Clerk of Superior Court of Muscogee County, Georgia, to which reference is made for the particular location and dimensions of said lot. Situated upon said property is a dwelling numbered 1605 39th Street, according to the present system for numbering houses in Muscogee County, Georgia. This conveyance is made subject to all zoning ordinances, easements and restrictions of record affecting said bargained premises. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed.
