NOTICE OF SALE UNDER POWER STATE OF GEORGIA MUSCOGEE COUNTY By virtue of a power of sale contained in a certain security deed from Brianna Romero and Victor Romero to Mortgage Electronic Registration Systems, Inc., as grantee, as nominee for Mortgage Research Center, LLC dba Veterans United Home Loans, its successors and assigns and recorded in Deed Book 14498 , Page 267, Muscogee County, Georgia records given to secure a note in the original amount of $267,500.00 with interest on the unpaid balance until paid, the following described property will be sold at public outcry to the highest bidder for cash at the courthouse door of MUSCOGEE COUNTY, Georgia, or at such place as has or may be lawfully designated as an alternative location within the legal hours of sale on the first Tuesday in November, 2025, to wit: November 04, 2025, the following described property: All that lot, tract and parcel of land situate, lying and being in Columbus, Muscogee County, Georgia, being known and designated as ALL OF LOT NUMBERED THIRTY-THREE (33), PHASE 2, GLENVIEW PARK SUBDIVISION, as said lot is shown upon a map or plat of said Subdivision dated March 10, 2008, recorded in Plat Book 162, Folio 5, in the Office of the Clerk of the Superior Court of Muscogee County, Georgia, to which reference is made for a more specific location and dimensions of said lot. This is the same property conveyed in that certain Limited Warranty Deed from Alonzo Brown and Norika Brown to Brian Pozuelos, dated January 12, 2022 and recorded in Deed Book 13718, at Page 1 in the Office of the Clerk of Superior Court of Muscogee County, Georgia. Said property is presently assigned street address of 5754 Olivia Lane, Columbus, Georgia 31907 according to the present system of assigning street addresses in Muscogee County, Georgia. Being real property commonly known as 5754 Olivia Ln, Columbus, GA 31907. The debt secured by the above-referenced security deed has been declared due because of the default in the payment of said debt per the terms of the note and other possible defaults by the borrower or the successor thereto. The debt remaining in default, this sale will be made for the purpose of paying the debt and all expenses of this sale including attorney's fees (notice of intent to collect attorney's fees having been given). Said sale will be made subject to the following items which may affect the title to said property: All restrictive covenants, easements and rights-of-way appearing of record, if any; all zoning ordinances; matters which would be disclosed by an accurate survey or by an inspection of the property; all outstanding or unpaid bills and assessments for street improvements, curbing, garbage, water, sewage and public utilities which may be liens upon said property; and any outstanding taxes, assessments and other liens superior to the security deed being foreclosed hereby. To the best knowledge and belief of the undersigned, the above-described property is in the possession of the borrower and/or other persons with the consent and acquiescence of the borrower.
