FORECLOSURE SALE
Under and by virtue of a Judgment entered in the action entitled "County of Durham and City of Durham vs. Callis Contractors, Inc., et als," File No. 25CV006991-310, the undersigned Commissioner will, on the 14th day of October, 2025, offer for sale and sell for cash, to the last and highest bidder at public auction, at the Durham County Justice Center, 510 South Dillard Street, in Durham, North Carolina, at 12:00 o'clock, Noon, the following described real property, lying and being in the County of Durham, State of North Carolina, and more particularly described as follows:

LYING on the western side of South Roxboro Street (formerly known as Pine Street), and being all of Lot 2, in Block C, of NEW HOPE REALTY COMPANY, as per plat and survey thereof now on file in Plat Book 5A at page 88 in the Office of the Register of Deeds of Durham County, to which plat reference is hereby expressly made for a more particular description of same. This property was conveyed to Callis Contractors, Inc. by deed recorded in Book 7571 at page 896, Durham County Registry. This property is SUBJECT TO pending City of Durham repair ordinances recorded in Book 9549 at page 490 and Book 10324 at page 293, Durham County Registry, as well as to a lis pendens filed by the City of Durham in Court File 24M000103-310, Durham County Clerk.
This sale will be made SUBJECT TO (1) city and county property taxes for tax year 2026 and subsequent years, (2) the demolition proceedings of the structure pursuant to the demolition ordinances referred to above, and to all local improvement assessments against the above-described property not included in the judgment in the above-entitled cause. A deposit of ten percent (10%) of the successful bid will be required.
