Hearn Jr. is also known as Donald Hearn per the land records of Jackson County, Mississippi; and WHEREAS, on the 29th day of July, 2024, Mortgage Electronic Registration Systems, Inc., ("MERS"), as beneficiary, as nominee for Gulf South Mortgage, LLC, assigned said Deed of Trust unto Renasant Bank, by instrument recorded in the office of the aforesaid Chancery Clerk in Book 4086 at Page 792 Instrument# 202413693; and WHEREAS, on the 11th day of September, 2025 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Book 4183 at Page 226 Instrument# 202518474; and WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 7th day of November, 2025, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the main front door of the Circuit Court Building, City of Pascagoula, Jackson County, MS, 3104 Magnolia at Pascagoula, Mississippi, for cash to the highest bidder, the following described land and property situated in Jackson County, Mississippi, to-wit: Lot 183, Fort Bayou Estates Subdivision, Part 5-E, a subdivision, according to a map or plat thereof which is on file of record in the office of the Chancery Clerk of Jackson County, MS, in Plat Book 15, at Page 27, reference to which is hereby made in aid of and as a part of this description.
