NOTICE OF SUBSTITUTE TRUSTEE'S SALE STATE OF MISSISSIPPI ss COUNTY OF JACKSON WHEREAS, on October 25, 2022, Thomas Eugene Martin, a single man executed a Promissory Note payable to the order of Mortgage Electronic Registration Systems, Inc. ("MERS"), as beneficiary, as nominee for CMG Mortgage, Inc. dba CMG Home Loans its successors and assigns. WHEREAS, the aforesaid Promissory Note was secured by a Deed of Trust dated October 25, 2022, executed by Thomas Eugene Martin, a single man and recorded in Book 3949, at Page 729 - and as Instrument No 202224338 - of the records of the Chancery Clerk of Jackson County, Mississippi; and which aforesaid Instrument conveys to Pilger Title Co, Trustee and to Mortgage Electronic Registration Systems, Inc. ("MERS"), as beneficiary, as nominee for CMG Mortgage, Inc. dba CMG Home Loans its successors and assigns, as Beneficiary, the hereinafter described property; and WHEREAS, Mortgage Electronic Registration Systems, Inc. ("MERS"), as beneficiary, as nominee for CMG Mortgage, Inc. dba CMG Home Loans its successors and assigns assigned said Deed of Trust to CMG Mortgage, Inc. via an instrument dated September 18, 2024 and recorded in Book 4098, Page 141 - and as Instrument No. 202417563 - in the office of the Chancery Clerk of Jackson County, Mississippi; and WHEREAS, CMG Mortgage, Inc. assigned said Deed of Trust to Lakeview Loan Servicing, LLC via an instrument dated April 28, 2025 and recorded in Book 4146, Page 849 - and as Instrument No. 202507580 - in the office of the Chancery Clerk of Jackson County, Mississippi; and WHEREAS, Lakeview Loan Servicing, LLC appointed MARINOSCI LAW GROUP, P.C. as Substitute Trustee in the place of the afore-mentioned original Trustee via an instrument dated June 10, 2025 and recorded in Book 4158, Page 633 of the records of the Chancery Clerk of Jackson County, Mississippi; and WHEREAS, default having occurred under the terms and conditions of said promissory note and Deed of Trust and the holder having declared the entire balance due and payable; and WHEREAS, Marinosci Law Group, P.C., the Substituted Trustee in said Deed of Trust will on October 29, 2025, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at the West front door of the Jackson County Courthouse, located at 3104 Magnolia Street, Pascagoula, Mississippi, the following described property located and situated in Jackson County, Mississippi, to wit: Lot 22 and the South 26 Feet of Lot 23 of Robinson's Resurvey of Lots 14 through 19, inclusive and Lots 22 through 30, inclusive of the Blumer Subdivision of Lot 31 of the Sidoine Krebs Tract in Claim Section 1, Township 8 South, Range 6 West, per plat thereof recorded in Book 1, Page 136, Records of Plats of Jackson County, Mississippi. Indexing Instructions: Section 1, Township 8 South, Range 6 West More commonly known as: 4008 PASCAGOULA ST, PASCAGOULA, MS 39567 Subject to the rights of way and easement for public roads and public utilities, and to any prior conveyance or reservation of mineral of every kind and character, including but not limited to oil, gas, sand and gravel in or under subject property.
