NOTICE A public hearing will be held by the Planning Commission of the City of Modesto at 6:00 pm on October 20, 2025, in Chambers, 1010 Tenth Street, Modesto, regarding the application of Tesoro Homes, Inc. for "Belconte" project (file number PLAN2025-00125) on a 21.15 acre property in the Tivoli Specific Plan (TSP) with the Assessor's Parcel Numbers APN's 083-004-008, 043, 033, 072. The application involves two approvals namely 1. The amendments to the previously approved Area Plan No-6 AREA21-002 of TSP for the purpose of establishing land use, circulation, and infrastructure requirements to the south side of Area 6 boundary; and 2. A proposed Tentative Subdivision Map (TSM-25-006) to subdivide 21.15 acres into 98 single-family residential lots, one existing residence and associated right-of-way infrastructure and improvements. Notice is hereby given that an CEQA Notice of Exemption, EA C&ED No. 2025-18, was prepared for this project to determine that the project is exempt from further environmental review pursuant to Section 15182 (c) Residential Projects implementing Specific Plans. All persons interested are invited to attend the public hearing at the above time and place and will be given an opportunity to be heard.
