SUBSTITUTED TRUSTEE'S NOTICE OF SALE STATE OF MISSISSIPPI COUNTY OF HARRISON 1ST WHEREAS, on the 30th day of September, 2019, John G Evans and Vanessa Evans as Joint Tenants, executed and delivered a certain Deed of Trust unto Schwartz, Orgler and Jordan PLLC, Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for CMG Mortgage, Inc. dba CMG Financial, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Harrison 1st County, Mississippi in Instrument# 2019 8710 T-J1; and WHEREAS, on the 15th day of January, 2025, the Holder of said Deed of Trust filed a Loan Modification Agreement of Deed of Trust by instrument recorded in the office of the aforesaid Chancery Clerk of Court in Instrument# 2025-0000698-T-J1; and WHEREAS, on the 16th day of April, 2024, Mortgage Electronic Registration Systems, Inc. ("MERS"), as beneficiary, as nominee for CMG Mortgage, Inc. dba CMG Financial, assigned said Deed of Trust unto CMG Mortgage, Inc., by instrument recorded in the office of the aforesaid Chancery Clerk in Instrument# 2024-0006934-T-J1; and WHEREAS, on the 9th day of September, 2025 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Instrument# 2025-0019821-T-J1; and WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 28th day of October, 2025, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the East main front door of the Harrison County Courthouse, 1st Judicial District, located on 23rd Avenue at Gulfport, Mississippi, for cash to the highest bidder, the following described land and property situated in Harrison 1st County, Mississippi, to-wit: Lot Sixty Nine (69), PIPER WOODS SUBDIVISION, a subdivision according to the official map or plat thereof on file and of record in the Office of the Chancery Clerk of the First Judicial District of Harrison County, Mississippi, in Plat Book 52, at Page 19, thereof, reference to which is hereby made in aid of and as a part of this description.
