SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on August 24, 2018, Ashley Annmarie Lopresto executed a certain deed of trust to Granville Tate, Jr., Trustee for the benefit of Mortgage Electronic Registration Systems, Inc. as beneficiary, as nominee for Trustmark National Bank, its successors and assigns which deed of trust is of record in the office of the Chancery Clerk of Jackson County, State of Mississippi in Book 3533 at Page 740 Instrument No. 201817527; and
WHEREAS, LLG MS LLC has heretofore been substituted as Trustee by instrument dated September 11, 2025 and recorded in the aforesaid Chancery Clerk's Office in Book 4183 Page 565; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, U.S. BANK TRUST NATIONAL ASSOCIATION, NOT IN ITS INDIVIDUAL CAPACITY BUT SOLELY AS OWNER TRUSTEE FOR RCAF ACQUISITION TRUST, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale.
NOW, THEREFORE, I, LLG MS LLC, Substituted Trustee in said deed of trust, will on October 24, 2025 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the Main West Front Door of the County Courthouse of Jackson County, located at 3104 Magnolia Street, Pascagoula, MS 39567, to the highest and best bidder for cash or certified funds the following described property situated in Jackson County, State of Mississippi, to-wit:
A parcel of land situated in the NE 1/4 of NE 1/4 of Section 15, Township 6 South, Range 7 West, Jackson County, Mississippi, being more particularly described as follows: Parcel #0231511.030
Commencing at a found 6 inch diameter concrete marker at the Northeast corner of the Northeast 1/4 of Northeast 1/4, said Section, Township, and Range, thence run North 89°57'34" West 1287.49 feet to a set 1/2 inch iron pin on the East right-of-way of Paige Bayou Road, thence run South 07°01'09" East 174.77 feet along said right-of-way of said road to a set 1/2 inch iron pin, thence run South 09°41'52" East 6.49 feet along said right-of-way of said road to a set 1/2 inch iron pin and the point of beginning, thence continue South 09°41'52" East 201.90 feet along said right of way of said road to a set 1/2 inch iron pin, thence run South 89°57'34" East 527.73 feet to a set 1/2 inch iron pin in the centerline of a branch, thence run North 35°39'40" East 80.40 feet along said centerline of said branch to a set 1/2 inch iron pin, thence run North 21°06'04" East 98.61 feet along said centerline of said branch to a set 1/2 inch iron pin, thence run North 03°32'57" East 41.68 feet along said centerline of said branch to a set 1/2 inch iron pin, thence run North 89°57'34" West 646.69 feet back to the point of beginning, containing 2.74 acres, more or less.
I WILL CONVEY only such title as vested in me as Substituted Trustee.
