By virtue of the power of sale contained in the Order Granting Default Judgment ("Order") dated September 12, 2025, in Civil Action Number 2025-CV-083094, Bibb Superior Court and recorded on September 16, 2025, wherein judgment was granted in favor of the Plaintiff, Willow Creek Owners Association, Inc. against Defendant Austin Bellflower in the amount of $6,909.14, there will be sold by the undersigned at public outcry to the highest bidder for cash during the legal hours of sale, at the United building in Central City Park in Bibb County, Georgia on the first Tuesday in November, 2025, the following described real property:
All that tract or parcel of land situate, lying and being in Land Lot 349 of the 13th Land District of Bibb County, Georgia, in the City of Macon, being known and distinguished as Unit No. 726 in Building No. 7 as described in that certain Declaration of Condominium Ownership of the Willow Creek Condominium dated January 9, 1974, and recorded in Deed Book 1202, Page 345, Clerk's Office, Bibb Superior Court, as amended by amendments of record in the Clerk's Office, Bibb Superior Court, including, but not limited to, Deed Book 1211, Page 447, Clerk's Office, Bibb Superior Court, together with a .7295% undivided interest in and to the common areas as defined in said Declaration, said percentage of undivided interest being subject to reduction, however, in the event that the Condominium is expanded by an Amendment to the Declaration, all as provided in said Declaration and with the right and expectancy that any such undivided interest shall be extended to and include such an interest in any common areas which may be added to the Condominium by an Amendment to the Declaration, all without the necessity of the execution of any additional deed, and also subject to reduction or increase by reason of any difference between the floor plan in any unit as actually built and as shown on the plans from the calculations on Exhibit "D" to the Declaration or any Amendment thereto were made.
There are improvements taxed thereon known under the present system of numbering as 726 Willow Creek Drive, Macon, Georgia.
This is the same property conveyed to Austin Bellflower by General Warranty Deed on June 18, 2018, recorded in Deed Book 10153, Page 90-92.
Reference is hereby made to the above described plans, plats, deeds and declarations for the purpose of a more particular and accurate description of the property hereby conveyed.
The entire remaining indebtedness under said Order being due at once and the power of sale contained in said Order becoming operative, and there being debt remaining under said Order, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorney's fees.
Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to said Order.
Said property will be sold "as is", "where is" basis, without recourse and without representation or warranty, express or implied, of any nature whatsoever with respect thereto.
This sale will be conducted subject to (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code; (2) final confirmation and audit of the status of the Order. Pursuant to O.C.G.A. Section 9-13-172.1, which allows for certain procedures regarding the rescission of judicial and non-judicial sales in the State of Georgia, the Order and other foreclosure documents may not be provided until final confirmation and audit of the status of the debt as provided immediately above.

To the best knowledge and belief of the undersigned, the party in possession of the property is Austin Bellflower.
