NOTICE OF SALE
BY VIRTUE of a decree heretofore granted in the case of: United Wholesale Mortgage, LLC vs. Karen F. Menning; C/A No. 2025CP0701253, the following property will be sold on December 1, 2025, at 11:00 AM at the Beaufort County Courthouse to the highest bidder:
ALL those certain pieces, parcels or lots of land, with improvements thereon, situate, lying and being on Port Royal Island, Beaufort County, South Carolina, and being designated as Lot One (1), Block "A", and Lot Nineteen (19), Block "A", of Shell Point Park Extension Subdivision, on a plat prepared by R. D. Trogdon, Jr., S.C.R.L.S., dated March 19, 1974, and recorded with the Office of the Register of Deeds for Beaufort County, South Carolina, in Plat Book 23 at Page 73. For a more complete and accurate description of said lots, as to metes and bounds, courses and distances, reference may be had to the aforementioned plat of record.

TERMS OF SALE: A 5% deposit in certified funds is required. The deposit will be applied towards the purchase price unless the bidder defaults, in which case the deposit will be forfeited. If the successful bidder fails, or refuses, to make the required deposit, or comply with his bid within 30 days, then the property will be resold at his risk. No personal or deficiency judgment being demanded, the bidding will not remain open after the date of sale, but compliance with the bid may be made immediately. The successful bidder will be required to pay interest on the amount of the bid from date of sale to date of compliance with the bid at the rate of 7.375% per annum.
