Public Notice The Miami-Dade County Developmental Impact Committee Lower Council will review the following applications on Wednesday, October 15, 2025 starting at 10:00am. The review will be held virtually utilizing communications media technology. Interested parties who wish to speak on an application or submit documentation, please contact Elizabeth C. The applications to be reviewed are as follows: DIC Zoning 10:00am Z2025000202 - RRPVII BBI BISCAYNE LLLP (“the Applicant”) is requesting an Administrative Site Plan Review (ASPR) of the property located on the west side of Biscayne Boulevard at NE 114 Street. The subject parcel is approximately 7.08 acres and identified by folio numbers 30-2232-000-0120, -0150, and -0151. The Applicant is proposing a new multifamily residential building with amenities on the west portion of the property (the “Residential Project”) and commercial use on the east portion of the property (the “Commercial Project”). The Residential Project will consist of 417 multi-family residential units, of which 12.5% (53 units) will be set aside as Workforce Housing, within an eight (8) story building and a secondary single story amenity building, which is compatible with the new and recently approved multi- family residential projects in the surrounding area. The proposed residential units include studio, single bedroom, and two-bedroom units. The Residential Project also includes 630 parking spaces. The future Commercial Project is expected to consist of approximately 55,000 square feet of commercial use anticipated to be a grocer. It will also include approximately 228 parking spaces. The instant Application is only for the Residential Project. The Commercial Project will be submitted under a separate application for Administrative Site Plan Review. 10:15am Z2025000204 - Gallery at Wagner Creek, LLC. and RUDG, LLC. (“the Applicants”) are requesting an Administrative Site Plan Review (ASPR) for the Property located at the southwest corner of the intersection of NW 16 Street and NW 12 Avenue, Miami, Florida. The assemblage is comprised of three (3) properties identified by Folio Nos. 01-3135-000-0162; 01-3135-045-0010; 01-3135-045-0020. The Applicant is proposing a mixed-use development that will be completed in two phases. The first phase includes the construction of a new mixed-use 27-story residential tower with 460 units, 354 parking spaces, and 3,200 sf of ground floor commercial space on the portion of the Property currently occupied by surface parking. The second phase, redeveloping the southern portion of the Property, will be submitted under a separate application at a later date. The Project is designed in accordance with the building placement standards and general requirements applicable to the Mixed-Use Corridor District (MCD), as set forth in Subsections 33- 493(3) and (4) of the Code, as adopted by the SMART Corridor regulations. In addition, the Applicant is utilizing Section 125.01055 (7), Florida Statutes “Live Local Act”, for the Project’s density, intensity, and building height. 10:30am Z2025000066 - 3645 Investors, LLC. (“the Applicant”) is requesting is requesting Special Exception for a general development plan to assign the applicable permitted uses and development regulations of the “SMART Corridor Subzone” within the Rapid Transit Zone for the properties located on the northeast corner of NW 36 Street and NW 37 Avenue. The assemblage is comprised of four (4) properties identified by Miami-Dade County Folio Nos. 30-3121-000-1490, 30-3121-000-1505, 01-3121-000-1491, and 01-3121-048-0010. The Applicant is proposing to develop an 8-story project consisting of 235 multi-family residential units (the “Project”), including 30 Workforce Housing Units (“WHU”) pursuant to Section 33C-8(C)(1)(b) of the Code. The Project includes a total of 270,203 square feet of floor area, 2,771 square feet of commercial area, 34,143 square feet of open space, and a 365 space parking garage. The Project amenities will include a club room, gym/business center, kids area, EV chargers and a dog park.
