NOTICE IS HEREBY GIVEN THAT ON WEDNESDAY, OCTOBER 15TH, 2025, AT 6:00 P.M., THE CITY OF HIALEAH PLANNING AND ZONING BOARD WILL HOLD A PUBLIC HEARING IN THE COUNCIL CHAMBERS OF CITY HALL, 3RD FLOOR, 501 PALM AVENUE.
THE PLANNING AND ZONING BOARD WILL CONSIDER THE FOLLOWING REQUESTS:
Rezoning property from R-1 (One-Family District) to R-3-3 (Multiple-Family District). Variance permit to allow 20 units (100%) with a total area of less than 700 square feet, where 700 square feet is the minimum required and only 25% of residential units may have a minimum area of 500 square feet; allow interior south side setback of 0 feet, where 15 feet are required; allow rear setback of 0 feet, where 15 feet are required; allow 2 parking spaces fronting East 46th Street to back out into the right-of-way, where back-out parking is only allowed in Low-Density Residential properties, and allow 22.2% pervious area, where 30% pervious area is the minimum required for the construction of a mixed-use, four-story development consisting of 20 residential units and approximately 5,818 square feet of commercial space, including a daycare facility with a maximum capacity of 112 children and 9 employees. Property is located at 759 East 32nd Street, Hialeah, zoned R-1 (One-Family District).
Variance permit to allow the construction of a single-family home on a substandard lot having a total area of approximately 5,440.8 square feet, where 7,500 square feet is the minimum required; allow a lot width of 40 feet, where 75 feet is the minimum required, and to allow a front setback of 20.17 feet, where 30 feet is required. Property is located at 765 East 32nd Street, Hialeah, zoned R-1 (One-Family District).
Conditional Use Permit (CUP) to allow a two-story, 2,212-square-foot addition to an existing Assisted Living Facility (ALF), and to increase the facility's capacity from 40 beds to 72 beds. Variance permit to allow the expansion of a legal non-confirming use existing at the site since 1990; allow a front setback of 20 feet, where 25 feet are required; allow lot coverage of 39.2%, where 30% is the maximum allowed; allow 24.96% pervious area, where 30% is the minimum required; allow 10 parking spaces, where 24 parking spaces are required, and to allow all parking spaces fronting West 30th Street to back out into the right-of-way, where back-out parking is only allowed in Low-Density Residential properties. Property is located at 71 West 30th Street, Hialeah, zoned R-3 (Multiple-Family District).
